As much as I would love to give you my opinion, this just sounds a little to legal for me.

I will tell you though that the owner has a duty to disclose any issues like that "if they're aware of it".

You may want to consult an attorney on this or maybe someone else will come on here and write a novel on their opinion.

Give me a little more info and I'll help - various factors come into play for "average price per square foot" - number of bedrooms, lot size, age of home, style (ranch / 2 story / etc) - also using average can skew the data you might wish to consider the median instead. ... more

Dear Teresa,
We are located in Libertyville IL and although our business is primarily retirement, second home, vacation and investment property across the country, we do have an obvious finger on the pulse of the market in general. If you are talking about "North Chicago" by the Naval Base, this market will take a very long time to recover. If you looking for property in "northern IL" around the North Chicago area, then we believe there are good opportunities we could refer you to. Email me and lets talk!

Finally, As for Northbrook, the lowest priced 10-years old or newer home is currently $739,000, with average sale price over the last year being high $400's for 3-bedroom, and again rising sharply to mid $700's for a 4-bedroom. Of course, these are all just numbers. None of them specify circumstances, condition of home, motivation, and so much more that might ultimately determine what you are able to negotiate.

Hi Jerry,

A quick look at the 3bd townhouses in the Heatherfield subdivision shows only 1 that has closed in the last 6 months (it just closed on July 27th) at $675,000. If there are more, the listing agents haven't specified the subdivision.

If you need a more in depth comparative market analysis, feel free to contact me and we can set up an appointment. I have an appointment in the Glen next week and could meet with you before or after that if it works. Otherwise, we can work out another time.
