In this case it's probably reffering to "as is" addendum meaning that once the house is sold, the seller cannot be be held liable for any defects. This does NOT release the seller from the responsibility to disclose all KNOWN material defects prior to sale. However, if you're looking at foreclosed properties, the seller is the bank that has never occupied the property and thus sincerely doesn't know about any defects. Be very cautious and remember that a thorough inspection is a must in both cases!

If that's the case, you should be receiving it according to what the IRS says, 4-6 weeks from your filing. So, did you include it as part of your 2008 tax year filing even if you closed in 09? Also, you can tell the broker you would like to represent yourself with a NO brokerage relationship. It would not make him greedy because as long as you are not working with an agent he will not have to split the commission with anyone. Also, you could always contact another agent in the state just to ask them about the situation, since they will be more knowledgeable on local rules and regulations, but be aware that they are going to want your business also!

That's a fine line between black and white, maybe that grey area so many people want to float around in. Short sales are all the rage and you have to prove that you cannot bring funds to closing. Banks will check everything when it comes to short sales, don't think of this as an easy way out.

Why not just wait until your sell your townhome?

You're best bet would be talking to an accountant or if seek legal 'expert' advice, chat with an attorney.

The answer isn't very straightforward. The City of St. Paul is very easy to work with, but it depends on the project, neighborhood, and if your design requires any variances. Some neighborhoods are designated Historic Districts, and in fact, their board trumps the City when it comes to aesthetic elements of any construction or remodeling project. Other communities are more flexible, welcoming any project that removes a blighted property or adds value to the neighborhood.

The only time that it can get a little iffy is during school events, like when rivals play eachother in basketball or football, but even then, there is a lot of police presence to keep things under control. Since it is very near Concordia College, there is a lot of students walking around the area. Since the parking lots for the schools are pretty visible from the busy streets, there isn't a lot of risk that if you were to find yourself alone, walking out to your car, that anything is going to happen to you. Youre agent should keep you informed on what the listing agent has said. Usually in short sales, it takes up to 3 months to hear an answer from the bank. But it also depends on the listing agent of the short sale, sometimes the listing agents dont know how to handle a short sale and it ends up going in foreclosure and wasting your time. Tell your agent to push the listing agent, pushing the listing agent will make him be in constant contact with the bank. Most of the time properties will have several offers so you should check if your offer is the highest because the bank is going to take the highest and best offer.

Please don't buy a house right now. You can certainly qualify for a loan, but that doesn't make it the right move. There are too many risk factors in your situation that could throw you into a tail spin if you own a house. The time will come, but for now you should rent and save up some money and pay off your debt. When you buy a house you want it to be a blessing, but if you buy now, you will be one layoff away from complete disaster.
