The question is unclear a bit. Every properly listed house should have a seller disclosure signed by seller at the time of listing the home. When an offer is put together, buyer should get signed seller disclosure within 72 hours. If disclosure has something in it that makes buyer to change his/her mind, buyer should rescind the contract immediately or wait until the home inspection is done. Inspection deadline is usualy 10 days and buyer need to address any issues he has with the disclosure. Again, the legal issues are better suited for a real estate attorney. What is fair is determined by a reasonable price that both parties can agree upon. They are probably asking for $1,500 assuming that they will have to replace all the carpet in the room, and that might be the only option they have. In my opinion, it is always better to try to sort out situations without resorting to legal action, but if you already closed on the sale, you may want to consult an attorney to see if they really have any grounds to sue you over this. ... more

The federal reserve is going to stop buying Mortgage Backed Securities. That means the mortgages that people get will not be bought by a part of our government. The free market will have to buy those mortgages instead. That is likely to increase interest rates on mortgages by 1-2%, maybe a lot more.

Going from 5% to 6% 11.9% of buying power is lost.
Going from 5% to 7% 23.9% of buying power is lost.

When buying power is lost if incomes do not go up prices must drop.

When you take away the free money and higher interest rates prices should drop.

Below is a housing price prediction website. Look at it and see if it makes sense.

Grand Rapids is forecast to see average housing prices rise 2.7% in 2010.

Markets will improve in most of the U.S. with average housing deflation forecast at 8.7% nationally. The figure represents the lowest amount of deflation on an annual basis in the four years Housing Predictor has been forecasting markets. Some areas of the country will surprise homeowners with appreciation, while especially hard hit areas will see a repeat of double-digit deflation, despite rising home sales.

I know there are a couple of GR agents the answer questions frequently here. You might interview a few of them and see if you find someone you are comfortable with.

If you would like some recommendations, I could help you with that. Just email me. A great place to start is with recommendations from friends and family who have sold recently. I would interview 3 and then make your choice based on their marketing strategy.

Why would you wait to put your home on the market? If you're ready to sell and you have "staged" your house properly (think as a buyer,not as a homeowner) now is a perfect time to sell. If you wait until Spring there will be much more inventory as that is the time many other homeowners "think" it's the best time to sell. But, if you really want to sell, and you price it right a buyer looking in your area that has to move now isn't going to wait unitl Spring for you to put it on the market! So go ahead, if it's ready...then sell! ... more

I would suggest that while the percent of commission is a concern, the issue of greater importance is exactly what you are getting for what you pay.

There are service providers who charge several hundred dollars to enter your home listing on the Multiple Listing Service. Well, that may be cheap...but is it worth it to pay someone hundreds of dollars for what is essentially data entry which takes maybe half an hour? With the challenges in the market now you need to know the answers to some of these questions>

1. Can you guarantee my home will have great exposure on the Internet where 87% of all buyers will be looking first?

2. Are you professionally certified to market my home utilizing the latest technology in addition to traditional methods of advertising?

3. Will you keep me up to date about the process via e-mail or whatever method I choose & give me updates about exactly how many times my home is viewed on-line and by real estate agents?

4. Will you coordinate the financing process to ensure my potential buyer can actually get my house so I don't loose time and money in this process?

5. Will you give me a detailed analysis of exactly what is going on in my community as well as a comparative real estate analysis of my home's worth?

6. Do you have a plan to stage and prepare my home so it appeals to buyers when they see it against a backdrop of hundreds of other homes competing for their attention?

These are just a few of the questions which are important to ask. The reason is that an excellent agent will usually Pay YOU more than you pay them. They are able to bring more solid offers to you more quickly because of their contacts and expertise.

You can find Commission rates all across the board in Grand Rapids, Michigan . Excellent Service is not necessarily the cheapest, but it will pay great dividends and is far more likely to result in getting your home Sold at a time when the vast majority of homes remain on the market with no takers.

Hi Alicia, I would think they want to get the person out of the neighborhood. Maybe they'll help you market it.

All kidding aside, it's not likely that anyone interested would know who owns the property unless they have pictures and other identifying items in the home. If so, see what you can do about removing them.

I would not get too hung up on it. If you market it properly you should have no problems.

Commission rates can vary from a discount broker who doesn't market your property at 4% and simply puts it on the MLS... to 6/7% agents who are actively marketing your listing in the marketplace and able to offer a buyer's agent 3-3.5% to sell your home.

What are some of the most desirable characteristics in Alger Heights? 3-4 bedroom, and 1.5+ baths are the most desirable in Alger Heights... 1 stall garage is common, but 2 stall makes the home even more marketable.
