Usually many investors will consider this, it just depends all the factors.

I would advise (At least in the GA market) to avoid most apartment complexes and seek out some of the investors. Before you pay an application fee, have a discussion - be very honest - with the owner/manager/agent and get their idea of what they will accept. Many times they will be able to tell you if there is a chance of approval or straight out if you wont. This will save a lot of fees.

As far as I can tell there aren't any available condos on this street currently. I can't tell you if dogs are allowed there either since its late in the day on a weekend. Sometimes Trulia has homes that appear to be available but aren't. I can find out for you tomorrow but still there aren't any currently available. What it depends on is what type of financing the buyer has. Typically if its FHA there can not be any chipped paint even on the garage. Maybe uneven pavement, GFI outlets next to a sink, you can specify "As Is" and they would be responsible for anything that isn't necessary except for financing. From Initial offer through negotiation to signed and executed contract is typically not more than 1-5 days. I just ran a search of all rental homes in Novi, and then I ran it again with the stipulation that it has "disabled access". The first search revealed 13 properties, and the second revealed 0.

So to answer your question, we find a rental house that is handicap accessible by stipulating that in the search criteria. I can set up a search for you and when a home that has that feature enters the market, it will send you an automated email notifying you of that.

But from what I can see, there just haven't been that many on the market. Click on the link below to see the rentals currently in the City of Novi.

I'm sorry to hear about your problem. I have done 203K before but didn't have any issues like your describing. As far as I know you do have a grace period to decide what needs to be done but as far as adding funds to the mortgage, if that is what I understand you want to do, the answer is no. The contractor usually has an idea of what the cost would be and if there is an issue then they have to decide what needs to be done to get a CofO if needed. I don't have any advise except what I have told you already. I hope you can get things worked out. Have a Great Day!

The new expanded guidelines for HARP programs will be implemented as early as December 1st. To qualify for Fannie's HARP program your loan must have been delivered to Fannie prior to 5/31/2009. Since you have already know the home is Fannie Mae invested I am assuming you have used the lookup tool. If not I will put the link below.
