This home was a Bank Owned home listed for sale on 12-31-2012 for $29,700.00. It had an offer accepted on it 1-9-2013 and it is now marked CCS Inspection. So there is always a chance that it may come back to market in case the current buyer's are not satisfied with the outcome of the inspection.

I would be more than happy to work with you. My suggestion is either renting a property, rent to own is not a good option for the tenant. Land contracts are out there you are going to pay a little more for a land contract and the down payment is generally 20% down. Redford and Livonia are to very hot markets so hopefully you have a reasonable time frame.

Send more information on what your looking for, bedrooms, baths, garage, basement and style of home.

The listing you are viewing is an old entry. The home is NOT currently listed on the market. The house did go up for a Sheriff Sale this past March and is now currently under the 6 month redemption.

If you are interested, let me know and we can set up a search for homes either in that area or directly on that street so you receive a notification as soon as that home hits the market. If you are interested I would also suggest getting a preapproval for a mortgage, unless of course you are paying cash.

When you're considering a land contract purchase, remember, the seller still wants to be confident about your ability to pay. Having lower credit may be an issue to some. To other sellers it doesn't matter, but they may ask about it, so have your explanation letter ready to address why the score is low and a plan for what you want to do about it.

And yes, the price may be double because remember, the price is not today's value, it's what the home will be worth in the future when the land contract is paid off. However, that doesn't mean you have to pay the asking price; negotiate the right price, payment and interest rate that works for your budget.


There are also a ton of terms and conditions that should be in place to protect your interest in the property.

Genny most banks will not sell a property unless it is vacant and the title has been cleared. Where you are laready living there, it could be one of thise cases where they may accomodate you. After the house is foreclosed on, if the bank takes it back, they will assign it to a listing agent at that time, that agent will tyry and work with you to move, at this time is when you can provide them with your offer and your prequailification. The bank will then appraise the house and should consider your offer and put it on their specific forms. Nothing is always as simple as it looks so it depends on how willing that agent is to work with you. If you make it easy for them they will be more apt to assist you.
