Yes the commission stays the same unless u have agreed otherwise with ur agent. A land contract is a sale just as if someone was getting financing from a bank or paying cash.

It kind of depends on the value of your home. For instance, putting a deck on a $350,000 house might increase the interest a buyer would have, but put that same deck on a house worth $60,000 and you're throwing your money away. Homeowners make the mistake a lot of times by upgrading or adding to homes and are lucky to break even.

A land contract is seller finanacing. The buyer makes a down payment and the seller holds the title until it is paid off as security. The terms are negotiable between the buyer and seller unlike a bank. Some contracts pay themselves off and others have a balloon payment. You would then have to get a mortgage to pay off the seller. No, but the buyers need to qualify with the new lender or there could be a problem if they qualified with one lender and then changed and did not qualify with the second one. Usually there is a pre-approval or pre-qual letter which accompanies an offer. They should make sure that they qualify equally with the second lender as they did with the fist. If the Listing agent is checking on the loan, they would know that they have changed lenders and therefore has every right to ask for a pre-approval with the second lender as well as all of the contact information for the new lender. ... more
