If the house is a Shortsale or an REO, you need to have a Realtor represent you; the Banks will not deal with you directly.

If it is a NORMAL sale, you will want a Realtor representing your interests, and a Buyer's Agent costs you nothing.

FHA, as well as all other lenders, have underwriting requirements. You'd be amazed as to how thick the volumes are as to the requirements to lend money to people to buy homes. (But that's another story).

FHA requirements on well water is as follows:

"A domestic well must be a minimum of 50 feet from a septic tank, 100 feet from the septic tank's drain field and a minimum of 10 feet from any property line."

Now the requirement that the well be a certain distance from a septic tank and a leach bed makes sense. As for the distance requirements from a property line, I don't know the rationale. But it's there. If the home you want to purchase does not meet this requirement, then there are two options: Get the seller to dig a new well that conforms to FHA requirements, or else find another house to buy.

If it needs lots and lots of work why not do that work rather than renting another house which still leaves all the work to be done and more work on the $40k house? The house at 4041 Springmill Drive is not listed for sale in the local MLS. It looks like it was slated for the November sheriff's sale but cancelled. The current owners purchased it in 2007 and are still listed as the owners. The property could be in the process of being foreclosed or the owners may have worked out something with the lender.

Have you seen a for sale sign in front of the house? Have you seen it online? What makes you think it is for sale?

The buyers will receive the home inspection report from the home inspector shortly after the inspection is complete or at the end of the inspection if they are in attendance. You as the seller could also attend the inspection. In DE we write in the contract a timeframe for the seller to receive the items from the buyers that need to be addressed from the inspection report - usually within 3 days. At that point the seller responses to the buyer with what corrective action will be taken (again within 3 days). Did you check with your realtor to see if they can find out why they are asking this? If you don't have an agent, you'll need to contact the lender that asked what you paid? I'm guessing it has something to do with many of the changes in lending and some of the "anti-flipping" rules.

Incidentally, you may want to check with you CPA, I believe whatever you make over and above what you paid for the house plus your documented expenses for improvements and your selling costs is considered profit - whether you put it in your pocket or send it to the IRS.
