Joe Shoemaker answered:

Thanks for the question. I've helped several people buy and sell condos in Cobblestone, and I know it quite well. It's a very popular community, with lots of trees, neighborhood pools, and close access to Eagle Creek Park.

The HOA does take care of the exterior, including the roofs and garage doors. Entry doors and windows are the responsibility of the homeowner to maintain, repair and replace. It appears from the photos that the windows of this unit are the original windows. The description indicates that there is a newer high-efficiency furnace.

I can tell you, too, that this development is not currently qualified for FHA purchases.

How else can I help today?

Good luck in your search!

I've often found that locally-originated lenders often work best in such cases. As you have probably discovered, you will need to find a lender who offers "shelf" or "portfolio" loans. While I can't speak to your specific situation, the National Bank of Indianapolis has worked successfully with me on quite a few "out of the ordinary" loans.

There are areas I would recommend over the area around 37th Place (approx. 38th St and Post Rd), but at higher cost. There is one house for sale on 37th Place - here's the link:

I have some contacts that may be able to help. Is your main goal to get a loan to consolidate some of the debt or working towards getting a loan approval for a home purchase? Send me an email and we can discuss more details.

There was no address provided.

Have you tried using a mapping program like Google Maps? You can enter the address and see what is in the area, including parks and schools.

Peter Knight answered:

It really depends on your choice of leisure activities - for example, downtown Indy is safe and is convenient for bars, nightclubs, theater, etc. - but rentals are a little more expensive than other areas. A recent survey of crime in the county revealed the safest areas to be the extreme south and northwest sections of Marion County - basically suburbs.

If you have children, the answer would be different. In that case, I would suggest Hamilton County (to the north), or Johnson County (to the south). That opinion is based on school performance.
