I would suggest contacting a lender, but an FHA loan might be a good fit for you. The downpayment required on these loans is only 3.5%, while conventional mortgages usually require a 20% downpayment. I am not a lending professional, but I can refer you to some great, honest and up-front lenders.

Welcome to Indiana! You mention, school, so I assume you have kids. I would strongly recommend Fishers (46037) - which is in the county just to the north of 46216 (I assume that's where you'll be working). That is served by the Hamilton Southeastern School Corporation which is top rated in terms of school performance. The other Fishers ZIP is 46038 which would also work. Commute time would be 15 - 20 minutes.

I personally was an immigrant to the USA many years ago and got a loan at competitive rates 6 weeks after we landed. I will ask a couple of lenders how they feel about Canadians!

My best advice it to stop having your credit run until you can find a lender who specializes in FHA loans that go down to 600 or my best recommendation is to read my blog about credit. It has helped many people get their credit scores up. The sweet spot is 640. If you can get your score raised to this point, you'll be good to go with any lender. There are things that you can do that will FOR SURE bring up his score. You just need to read, and at the end of this article, there are additional blogs that I am sure can and will help you.

Every landlord looks at credit reports differently some have strict requirements and some understand that certain situations happen in peoples lifes. My best advice to you is when you apply write a letter explaning the circumstances of the discrepancy on your credit report. This will show good faith and your willingness to explain and that your acknowledging the issue. Turn this letter in with your application.

I would start looking now if I were you. There are several reasons why, but one of the main reasons is that it could take you a while to find the right place. Fountain Square is a desired area and with the spring time and warmer weather comes people wanting to move. Get a jump on things and start to investigate what is out there and available in your price range. You could also try to speak with prospective landlords about homes or apartments that will be coming available in the next month or two. Home hunting can take some time, so don't box yourself in by waiting too long to start looking. In many cases a security deposit should be able to reserve the property (assuming you qualify with the landlord's requirements).

To get the best idea of what is available, you can contact a realtor, but also let your friends who live in the area know and check the local newspapers and publications. Signs in the yard are always another good way to spot a place for rent! (LOL!) By networking and using all your resources you should have a successful home search. I wish you good luck.
