That's approval of the contract for the buyers offered sales price. Approval time will vary depending on the bank.

No, individual closing costs themselves are not negotiable. Who pays them is negotiable though. Depending on what the loan program allows for, the buyer can negotiate for the seller to contribute a specified amount toward themalong with pre-paids. There are items in the Tennessee Residential Property Disclosure form about non-permitted additions that might come into play should you decide to sell the house. The Assessor data could just be a clerical error. The question could get complicated - do the 4 bedrooms each have a closet? are any of them particularly small? Do the rooms appear to be part of the original structure of the house, or add-ons? Does the second bath appear to be professionally done?
Of course, if you are purchasing and getting an appraisal is the final word . Make sure to have the home inspected by a professional home inspector and make sure the home inspector checks the second bath thoroughly for any issues.

You'll want to check everything that could potentially cost you more in the near future of the home. Those things include:

The standard home inspection
Radon inspection
Termite inspection
Structural inspection
If it's a historic home, have the sewage line from the house to the street checked for connection.
If you're buying in a homeowner's association, check the homeowner's minutes and financials.
If you're buying a stucco home, have that inspected.
Some people have energy audits, too.

They are renting for between $950 and $1195 per month.
However, they each have 3 bedrooms and I believe your property only has 2.

Pam, I am so sorry about your Mom passing,,, this is a tough time for you. Since you've been appointed as Executrix of the Estate you have some decisions to make. The best advice to give you would be to seek an Estate Attorney and meet with them. They will be able to guide you through the decisions as to the best steps to handle the estate the proper way and in the best interests of the Estate. This is a very difficult time for you to have to make decisions of this magnitude on your own. It always help to have an objective party help in circumstances such as these.
