If I were in your shoes, I would keep it, fix it up a little (tax deductible) and rent it out for a small loss, (also tax deductible).

You only need to re-coup $35,000; that will only take about 5 years at a 5% appreciation.

Heat is individual wall-mounted gas heaters, and cooling is provided by window units, though none appear to present at this time. It is appraised on the tax rolls for $25,000, which is way overvalued for this neighborhood. I have managed the property across the street (656 Waldorf) for the past year, and the property appears to have been vacant for some time.

Churches and schools are trying to help, but it would help equally I believe to have counseling programs for the parents/families to better understand how to survive and cope with the stress of changing communities.38115 is so far above the national average with violent and non-violent crime that more needs to be done in many areas. The family unit needs to be stronger so it can sustain during the tough times.

The stress around unemployment, keeping up with your bills, keeping your kids safe and getting them on the right track for their future is overwhelming for many - also living in fear not knowing if it is safe to go outside like in the past. As a community, the churches could do more to help in this regard which may have a positive effect on the crime rate over time.

often times a house for sale can become a lease purchase. The best thing to do is get with an agent in the area that you would like to buy in and work with them. Sometimes a house is on the market, but owners never thought about doing a lease purchase until their agent brings them one. The amount you would offer for the house and how much you would pay for rent. How much deposit you are willing to put down. It it often set up that the deposit would apply to the loan amount, but would be non refundable if it doesn't close. Again talk to an agent in your area. I don't work in ILL area. Well, as long as there are buyers willing to buy there will always be a market for it. Although that market is quite slim. If thinking of reselling, I'd aim at least for a 2 bedroom with a decent size "office" room that could be used as a third bedroom when thinking of reselling.
