In most cases I would suggest you do the quick appeal process on the back of the form the Assessor sent you. I don't know if it's normal, but it's not unusual. I had a similar situation this spring. Once the verbal counter offer was accepted we had to update all the documents, including the settlement statement and the offer then we have to wait for 10 - 14 days for all that to come back from some department or other and once it does we have to wait AGAIN for another department to do something or other. You can contact the listing agent who will be able to help you learn more about that specific property (and probably will know a lot about similar properties in the area). To find an agent, just click on the yellow button on the property's Trulia listing and you will be able to start a dialogue.

Memphis has alot of homes available for rent. However to be honest, it's going to be tough to find one in a nice neighborhood for that price. My advice is to try looking in the 38016, 38018, 38119, 38138, 38135, 38133 areas for something like a condo or a zero lot. Or, 38117, 38115, 38116, 38141 these areas have nice homes and neighborhoods are decent. You can also try 38128 but be careful (like all areas in Memphis, one minute you are in a nice area the next minute you will wonder what happen).

This depends on the Lender you are working with and how well staffed they are, etc... Whether they underwrite in house or ship your information to another Lender to underwrite. If it's taken 5 days while you were told 1 to 2, then maybe something is wrong or you should make sure nothing else will change on the loan. I would certainly demand some answers on Monday to make sure everything will happen as you were promised from this point forward. If you have any other quesitons, feel free to contact me. I will punt to the mortgage professionals, but last I knew on a chapter 7 bankruptcy -you can get a FHA loan after 2 years (if your credit has been re-established). I believe it is 2 years from the date of the discharge for VA loan, and 4 years on a conventional loan.
If the guidelines have changed, someone please correct me.... more
