The answer varies on where you are located.

In Southern California, I would imagine that this type of upgrade helps the sale of the home.

Areas in other parts of the country that do not see year round sunshine, it might not make as big of a difference.

I will say that no matter what bells and whistles you might have on your home, what is selling homes right now is location and price. If your house is "fully loaded" but its $100,000 more than the last home that sold in your neighborhood, it might be sitting for a while.

If you are asking the question because you are thinking about installing these upgrades before selling the home, don't do it. You will not get a full return on your investment. Things like solar panels, pools, new kitchens etc, never bring in their entire investment.

If you are looking for long term rental, then it would depend on the area of each, in Blount County being in the city limits is the best area for rental an high occupancy. Since Knoxville is so much larger an has so many more businesses, the west part of Knoxville is the most desirable. If you might be interested in overnight rentals, there are a lot of good deals on foreclosure cabins, I work with foreclosures all the time and have found several good deals for my clients.
