If I understand this correctly you are selling your house as a short sale but the bank has not approved the short sale, all the other stuff is pretty irrelevant to the the answer you are looking for. I always get a chuckle when I hear of a closing date being written into a short sale offer. There is just no way to know when they will close, if they ever do. The buyer might be ready and willing to walk away since there is no end in sight, have you asked their agent? If the house is near foreclosure and you are near bankruptcy I don't see how you can save the house. You need to ask the buyers agent if the buyers will back out of the contract and take their earnest money. If that does not work you need to be talking to a lawyer to find what options you have based on what is in the contract you have. ... more

Unfortunately the large syndication companies don't always get it right. My website will have the correct information. 114 Marcus is a short sale that has an accepted offer. The picture you seen is the home at 1781 Holly Grove Rd. Sorry for the mix-up...

It depends on what type of auction you are talking about. There are foreclosure auctions and private auctions done by the seller.

Foreclosure auctions are done at the county courthouse and require a good deal of knowledge as well as CASH since there are no loans accepted here. Cash only. The winner also gets all liens and problems with the property so you have to do a title search ahead of bidding to know what nightmares you will also be buying.

Private auctions are where a seller hires an auctioneer to sell the property to the high bidder. The rules with these vary so you have to know ahead of time what they are. You often have to put up a large deposit, like $10,000 cash at the last one I was at. The auctioneer often adds 10% to the high bid which is their commission and you have to be able to close in 10-20 days so you better have the loan ready to go before you bid.

It does not sound all that unusual for a loan involving the government. 2 appraisals sounds unusual but 2 underwriters is not unusual on a govt backed loan. Just before they approve the loan it is common to check pay stubs to make sure nothing has happened, like loosing a job. ... more
