According to the listing details on the MLS, this property went under contract on Feb. 28, so it's probably getting close to a closing date. I also searched the subdivision for other properties available for sale, but didn't find any.

My advice?
Build your scores first - then make sure you will qualify for a loan.......and then go and buy a home.

Rent to own is not necessarily good for the buyer - usually, there is non refundable upfront, option money that you will forfeit if you do not buy the home for whatever reason.

Make sure you understand ALL the pros and cons of this kind of arrangement before agreeing to anything.

It all depends on the loan program. Each mortgage program has different minimum credit score requirements.

For an FHA mortgage, most lenders require a 640+ credit score for the last 2-3 years now. Prospect Mortgage is one of the few direct lenders to offer an FHA 580-639 FICO loan program. Credit profile is a major factor in a mortgage approval. Generally, there should be no late payments, new collections accounts/charge-offs/liens/judgments in the last 12 months. HUD does require that all open collection accounts must be paid in full if their cumulative balances exceed $1,000.

Hi Bob,

Foley is eligible for the no money down USDA mortgage but you'll need at least a 620 middle score for a USDA mortgage but things will be easier with a higher score.

The most important thing you can do to improve your credit scores is to speak with a mortgage professional to determine what you need to do to raise your scores. It maybe something as simple as paying down credit card balances or you may need more extensive help from a credit repair professional.

One of the best things about this mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $200,000 is going to have a monthly mortgage insurance payment of $208 but on a USDA mortgage it's only going to add $67 to your monthly payment.

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

A short sale is when you sell your house for less than what is owed on the property. A short sale requires approval from the lender(s). Also, the owner/seller must be able to prove a financial hardship before the lender(s) will even consider approving short sale. Lender(s) will NOT approve a short sale just because a home is worth less than what is owed on it.

I would suggest that you start your search now and if you are able to, purchase while the prices are low when you find that perfect home to retire in.

In the meantime, you will be able to make your repairs and have your house ready to sell when the time comes.

What I am seeing are prices stablizing rather than rising. There are more foreclosures coming out this year, and we have a large inventory in our area.

In the state of Alabama, Law requires that when a property is foreclosed by a lender, that the property owner be allowed a period of time to redeem the property. In Alabama, that right lasts one full year from the date of foreclosure, wherein the original owner can pay the lender off and get their property back.

You need to talk to the local police station, teachers, or find a local church and ask about the area most of the crime could be located in one area.

Its hard to say if you will feel safe don’t know your personality but if your having this much concern I would just look in another area

Good luck and I hope you find a great place and you have the right to feel safe and I understand your concerns I have 4 children and I like being in the country where no bodies is around so that I feel safe for them.
