There may be some very good qualities of a DR Horton home, as there are with other area "box" builders. For instance, you do get a lot of square feet for the $ per sqft sales price. However, there should be no confusing a "box" or "production" builder with a true custom builder. My company, Monarch Homes, is a custom builder. We design and build your home just as you want it from the beginning. We nurture our relationships with our Owners to form a partnership in the construction of your new home. Our Owners are involved in every phase of construction, working hand in hand to build your "home"....not just a house. Typically, with a "box" builder, you sit down at the beginning with a sales rep, pick out the options and upgrades that they offer to their limited existing plans, sign the deal and then come back when the home is finished to close.

They buy lots in quantity in today's market at lower prices, they buy materials in quantity and build several homes in a row. This is a cost savings they pass on to the buyer. They are not custom home builders but will modify their plans if you get them at the right time. Nope. Most sellers want to sell to move on. Most know the rent to own market is a ripoff and the renters almost always fail to purchase and the owner is stuck having to resell the property when the renter defaults and leaves the house worse than when they moved in because they knew they would not be able to buy it and that they were going to lose the deposit and extra option money paid each month.

Just rent and buy when you can.

Another critical thing to be aware of when buying a foreclosure is that you don't get clear title until the one-year anniversary of the property being sold on the courthouse steps (i.e. foreclosure sale).

You'd have to keep detailed records of everything you did to the house to make it safe to occupy. Things like changing out functional countertops with granite may not be considered a reimbursable expense if it was a preference change. But fixing the roof, replacing appliances that weren't working or unsafe, replacing carpet that was beyond salvage, etc., are examples of things that should be reimbursable, but you have to prove it was necessary. So take lots of pictures of the before to back up your case.

The longer a property has been on the market, the less likely you would have to give up your home. But it does happen, although very rarely. You basically have to ask yourself if you are willing to risk being one of the very few that it does happen to.

Also, don't assume foreclosures are the best deals. It can be worth paying a little more to own it with a clear title from day one.

At any rate, it is doubtful. While there are a couple of properties in that range, they are not 3/2 and would probably not suit your needs. However, at the southeast corner of the Fruit and Nut Section is Covered B ridge Estates, and you could definitely get into that area in your price range. Hi Shane, I expect that what you will find is that it is disclosed as an IBHS home. After all, it has gone through the rigors of making it safe, according to the standards of the Institute for for home safety. If it isn't disclosed, just ask the listing agent.
