If in doubt, I won't even go into the home. I will call a co-worker to come with me. There was only 1 time that I did not assist, and this was when I had a single female tenant call me to view one of my rentals.

When I pulled up, there were 2 car loads of men- so I just drove on by. Not worth the risk.

Go to you can do a search on Madison City Schools and check the elementary options and it will allow you to compare all of the ones in the area. Lending guidelines require that commission income must have been received at least 24 months before it can be deemed stable enough to use as qualifying income. All mortgage lenders must follow the same HUD guidelines for FHA loans.

HUD states that:
"Commission income must be averaged over the previous two years. To qualify with commission income, the borrower must provide
· copies of signed tax returns for the last two years, and
· the most recent pay stub.
A borrower whose commission income was received for more than one year, but less than two years may be considered favorably if the underwriter can:
· document the likelihood that the income will continue, and
· soundly rationalize accepting the commission income."

If you have been receiving it for less than 12 months, then you would need meet the FHA guidelines above at this time.

I was able to attend the Huntsville Area Association of Realtors Economic Summit that was held just a few months ago and I found it very encouraging. The Chief Economist for the National Association of Realtors was the keynote speaker. In his speech, he pointed out that our economy is relatively stable and in a good position compared to many areas in the US. That said, we have seen some reduction in prices on some homes in our area. We do have a lot of new construction in North Alabama and that has also increased competition between existing and new homes. Unfortunately, there are short sales and foreclosures as well, which may also affect the value of the surrounding homes.

My personal opinion is that as long as people are still relocating into this area, we are in good shape. The Chief Economist also relayed that when consumer confidence is down, home sales are down and a pent up demand is created as consumers stay in rentals until their confidence returns.

If you need some more information about the history of home values in a particular neighborhood, let me know!
