A nearby school that hosts the Magnet Program for Performing Atrs is Dr. Phillips High School [DPHS] located in S/W Orlando. A student may gain admission to the Performing Arts Magnet Program at DPHS by application. There are private instructions available for younger students.

You will need to talk with your lender and get pre approved for a loan. Down payment and closing cost, along with reserves (savings) are usually required in the financing. If you are that tight on money you may want to wait until you are in a better position to buy.
If you have a down and reserves but just need help with closing cost, you can ask the seller to assist. Also, find a local Broker familiar with any special assistance available.

I am a Realtor w/ CENTURY 21 Elite Home Finders and just recently relocated to Winter Garden from MetroWest and I LOVE it here! Southerm Pines is minutes from my house, located in the Black Lake Park subdivision off of 535, so I personally don't feel it is in a bad location and the complex is gated for an added sense of security. It is off of Daniels Rd. minutes from Winter Garden Village at Fowler Groves which has enhanced living in Winter Garden and has lots of great shops and dining. ( You should google search it) The ASKING prices are random in Southern Pines depending on type of sale (REO/Bank Owned or Short Sale), general condition of the property and days on market, but an average list price is: 1-bedroom/$35K,
2-bedroom $45K and 3-bedroom b/t $60-$65K. The condos were built in 2005 and and when they were new sold for appoximately $200K + or -. They are spacious floor plans and some added features in some units are a detached garage, granite, crown molding, porches, etc. The overall Orlando condo market is saturated, condo financing options are limited and monthly condo association dues are generally high, therefore purchase prices are at an all time low and you should take advantage of it while it lasts. Community features at Southern Pines offer the following amenities: tennis courts, pool with jacuzzi, sun deck, outdoor party kitchen & barbecue area, indoor air conditioned basketball & racquetball courts and more!!! This situation should be treated as any "For Sale By Owner" that you might see while driving down the street.
You should have representation from a Realtor in order to make sure the contract and terms are upholding your rights as a buyer - to ensure your interests are being looked out for.
Your Realtor will communicate with the owner, do a market analysis to determine what the home is worth. With that information you'll be able to decide whether to pursue or walk away.
Your Realtor will advise you to get the home inspected prior to purchasing to look for any structural and major issues.
Bottom line - you need representation - my advice is to connect with a local Realtor.

This term is a bit tricky. It really depends on who said it.
Normally this term is used by investors who buy loans from financial institutions either at a discount or a premium. In this market most investors buy at a discount millions worth of assets (loans). Some will even buy just a few good ones from one bank after the borrower has closed on the loan with the bank. The most popular loans bought are either non-performing (mostly bad loans) or seasoned performing loans (mostly A+ loans).
But this is probably not what you were looking for. Many homeowners use this term when they want a buyer to take over their loan. What they really mean is for you to assume their current loan or pay them what they paid for the home they are trying to sell.
In this market most sellers are selling homes at a discount to their mortgage either as a short sale or at a loss of existing equity. You probably shouldnâ€™t be buying any home at what the homeowner paid for it two or three years ago in this market.

I would definitely recommend a 2 bedroom over a 1 bedroom for various reasons.
