Good morning. You ask an interesting, yet to broad of a question.

Waters Edge is a newer gated and deed restricted community that was developed by the Ryland Company. It offers several upscale levels of residency and provides a lovely clubhouse with amenities. I have former Clients that enjoy living there for its value and location.

The older Moon Lake area is not deed restricted and has a wider and often lower range of residence.

Regarding the property on Manistique Way, this Short Sale home is currently Active-with-Contract and has a noted Closing Date of November 30th.

Depending on how much you put down and can show on the books as far as a tax return. I definitely say go for that's a good investment. If worse comes to worse have you thought about getting a co-signer???? Try a co-signer. Yes, all three streets exist in the community called Beacon Square. All three streets also border the Beacon Square Civic Association and their community pool & clubhouse. I have run into this situation here in California and found that it is OK as long as the spouse will sign a quit claim deed at close of escrow. This is required by the title companies when buyeing or selling if there is a spouse who is not on title.

Florida might be different.

Other factor regarding DOM is Price; would yours be priced competitively to the Market ? or just another of its overpriced properties ?
