Depending on your price range there is a mobile home community on the Island of Venice called Country Club Estates. There is a monthly small maintenance fee for the public club house and other amenities. I just sold a 2 bedroom, 2 bath unit in there 3 months ago for $82,000. It is walking distance to the beach, church and shopping.

I am currently working with some out of state investors and would be happy to help you. I do just that, take photos and send to them. All transactions, documents, and closings are done as a mail away by email or FedEx. I preview properties and send photos as well as detailed information. I run a permit search to see if they have had updates, look up the taxes, county records and more. Some of the descriptions in the MLS will say either turnkey or furnished, but the best way is to have a Realtor set up a search for you with the criteria of furnished. Some of the homes are sold at the asking price furnished and others will want a separate contract written for the furniture. Many lenders do not allow the furniture to be a part of the contract. There are about 19 condos right now that allow pets within your price range in Venice. What are the max HOA fees you want to pay and are there other amenities that you would be looking for? How many beds and baths? Are you looking for 55+ or not? What is the weight of your pet? Some allow dogs but not cats. Some have weight restrictions for pets. I ran a search in the MLS in Venice. There are 6 homes available with either lease option or seller financing. The prices of the homes range from $339,900 to over $2 million. Most homes that are offered with owner financing require 20-30% down and offer at a much higher interest rate than the going rate. They also require you to have proof of good financial standing and consecutive payments either with a rental, utility bills, etc. You may want to check some of the for sale by owner sites to see if there is anything available as well.

I live and work in Venice, love it's clean beaches and small town charm, and very familiar with the area.

When you say, walking distance to "town," do you mean the Historic District on Venice Island? In that case, you would need to live on Venice Island to walk, or quickly bike, to its quaint boutiques and sidewalk cafes.

If you mean, walking distance to nearby shopping and restaurants, there are opportunities for you all along Venice Avenue, Jacaranda Blvd, Shamrock and US41.

It would be depend on your budget, if you want deed restricted or non deed restricted, gated, new or older, public utilities or well and septic.

There are 7 condos currently for sale on Venice Island, within walking distance to the beach. Their prices range from $70,000 to $175,000.

None of them can be rented by the week. A couple have a one month minimun rental and the rest are 3 month minimums. Very few places on Venice Island rent by the week.

Owner is responsible to notify the homeowner association via the intent to lease form.
No owner may lease less than the entire home.
A lease shall be for no less than 30 days.
A property may be leased up to 4 times per year.
The owner many transfer use-rights for the community facilities. There is a transfer fee.
Renters without use rights and a paid transfer fee may not utilize the Community Center or its amenities.
Owners are responsible to provide Rules and Regulations to the renter.

Stoneybrook in Venice has a Home Owner's Assocation fee of $452 per quarter.

That takes care of the 3 gated entrances, care of common areas, and that amazing resort style clubhouse with all the amenities (pool, tennis, basketball, baseball, inline skating, and so forth).

There is also a CDD that is paid annualy on your tax bill. It varies per property.

You can look up the CDD on any property by going to :

www.sc-pa.com

Click on Property Search and type in the subject address.

Then click on the 2012 Tax Bill tab.

Or email me, and I'll do the research for you.

FYI, a CDD is a community development district tax in many new construction communities. It has a set lifetime - and you can prepay it, if you like - so it's not forever.

Your agent should push the listing agent a little bit. If you still like the property you made an offer on, just hang in there.

1. The local MLS has a public access area, where you can see fresh and correct data - and everything on the market. Try www.myfloridahomesmls.com. It's not affiliated with any broker - it's a public domain, free and easy to use.

2. I live and work in Venice, so I know that there are other zip codes you might want to check in Venice:

34292, which is the corridor around Venice Avenue (leading to the beach and historic district)
34285, which is Venice Island and some areas just off the Island, but, again, close to the beach
34275, which includes North Venice, and a small, sister City of Nokomis, right next door

34293 is the biggest area in Venice, but not the only area. I don't want you to miss a thing!

3. If you like the satellite view that Trulia offers, you can try my website at www.searchforvenice.com. It also offers street view, which is kind of cool (it lets you walk around the house and the neighborhood), a daily updated listed of all Venice foreclosures, and is also FREE and easy to use.

I never bug anyone who uses my website, so you can play at will.
