Your best source for local crime statistics in North Port is the City of North Port Police Department. You can go go their web site at http://cityofnorthport.com/index.aspx?page=266. You can click on the links and get police reports and citizen information, recent police activity, and the performance measures report. North Port in general is a low crime area.

It is unlikely you could be approved for mortgage financing with that credit score at this time.
In general most Lenders require a credit score of at least 640. Besides the score demonstrates there are some serious issues on your credit history that need to be addressed. Do you want to begin your Home Ownership experience having to deal with credit problems? I strongly recommend putting your financial house in order before you undertake the biggest financial purchase of your life.
First, settle any outstanding debt. If you owe money on collection accounts, charge-offs and/or judgments, make payment arrangements and get these accounts paid promptly.
Next, begin rebuilding your credit. If you have current accounts with good payment histories, or even some previous late-payment-blemishes, make sure you continue to pay those accounts on time. If you do not have any existing credit accounts then you'll need to establish several in order to create a viable credit history.

There is not really any value added to a home on the Cocoplum Waterway. The canal does not lead to Gulf Access. It is a wide canal where you can use a small boat, kayak, and fish. It provides a barrier between homes on the other side so that you are not directly backed up to another home. It may have alligators, mosquitos, flooding, etc. Looking at the MLS listings with homes on the canal versus homes not on that particular canal, have no difference in value. Usually a Gulf Access lot will definitely have added value to the home.
