Hi Bakhroms,

I'm not sure why any particular time would be better than another to buy property in Florida. Some folks want to buy before their children start school so they are not disrupting their classes at one school before moving to another school system and some folks might want to close before the end of the year for tax reasons but with inventory flying of the shelf and price increases on the rise, NOW would be the best time to buy in Florida. If you are looking to buy something on the Keys, you may find a lot of condo units occupied by vacationoal renters and that could prevent you from getting in to see them but I wouldn't let it stop me from starting the process of looking.

My advice is, find yourself a good realtor and get to work.

Cjhsiii, There are rentals in Parrish Ellenton area that meet your criteria. They do not have a MIL quarters. They are annual rentals. Some are furnished and some not, some allow pets others do not. To move in, be prepared with first, last and security. If you have pets, then add a pet security deposit.

The rental market is very active and properties move quickly.

Sometimes you can get a higher price for a furnished condo. It appeals to shorter term rentors who are willing to pay a premium for a furnished place.

Research on Craigs List the amount of rent that can be charged - and add 15-20% premium for furnished!

Even better though, is they are offering FREE 12 month listings to the first 500 property owners who sign up. The site is impressive. It is http://www.vacationrentalhere.com.

Others are http://www.vacationrentals.com and http://www.homeaway.com. These are about $225 to $329 a year with a limited number of pics.
