I really do not think so unless you have a good contact in that bank. They have a system in place and it is changing. Banks use to put properties on the market just the way they left them. That is over now they are going in and sprucing them up new paint new rugs and even new applaiances as well. And while they use to sell low they are now getting retail pricing. as far as crime, etc... your best bet is to go to each counties website and go to crime states, and all, culture again you have to see it to get a feel for it, gulf prices vary also fyi direct gulf front is still doing well. But your question is really to vague , you are looking at 100-150 miles and 3 hours drive between Clearwater and Ft. Myers
and you know how many towns and city in between
suggest google ft. myers welcome center, same with clearwater, tampa, bradenton, palmetto, st. pete, sarasota , north port, venice, pt. charlotte, do you want me to conitnue
you need to come down here and drive through the area 1st and look and see what works for you
what you like , dislike,etc....
once you get more focused let me know and then i can help, but in that 150 miles difference only looking at about 20-30,000 if not more homes for sale and we need to try and get that down to a realistic number to discuss
heck even the beach feel is different between Clearwater and Longboat and Ft. Myers and all in between

Parkridge is a gated community with a pool and is close to shopping, restaurants, movie theatre and downtown. There have been some short sales and bank foreclosures in that community. Right now I only show one Active listing in the MLS for Parkridge.

I show 10 Active listings in Renaissance. The HOA fees are quite high in there, but they have a lot of amenities such as gym, spa, yoga & message rooms, movie theater and more. The community is on Sarasota Bay. The Renaissance is located in the heart of Downtown Sarasota and theater district. Just walk across the street to the Van Wezel Concert Hall and bay front. Marina Jacks, Bay Front Park, Whole Foods Market, Selby Library, Saturday Farmers Market and a large variety of restaurants and shops are only an easy stroll away. Sarasota lifestyle, culture and marvelous sunsets are included in this location.

A Realtor can provide you with a neighborhood report. You can also search the Sarasota County Sherrif's Department web site for crime statistics. You can use Google maps to view the property as an aerial view and see up and down the streets with the street view map. You need to visit the area and drive around the neighborhood during different times such as day, night, and the weekend to see what activity is going on in the neighborhood.

This home is in the gated community of Sonoma. It is currenlty listed as Active with Contract, which means they have an accepted offer with a closing date of 2/26/13. They are taking back up offers just in case the deal falls through. You can use my web site to search for properties in the MLS that are still Active - http://www.tammyhayes.remaxagent.com/

Realtors are forbidden from giving an opinion on the safety, ethnicity, or other demographic composition of an area or neighborhood based on legally protected classes of people under the Fair Housing Act of 1968.

So the best response I can give is to suggest you go to the Sarasota county sheriff's website to see the crime statistics of that area of Sarasota.

By the way, since you are looking at a home in Deer Creek within Palmer Ranch, I would mention that a number of homes within Deer Creek have had issues with pin hole leaks in the metal water pipes over the years. So a good question to ask the homeowner is - has the home been replumbed?

are kids involved and if so , is there a specific school district or other needs
We have areas like Main St. and you can join a tennis Club, or lakewood ranch, Burns court area, Hillview area, The landings, Cedars, Meadows, the list goes on and on
help me help you but for sure rent 1st for at least 3-6 months and truly get to know the area,

Hi Patty,

I'm sure you will get may opinions from well intentioned people on their personal preferences. In Sarasota, there are many, many condo complexes that might fit the bill. If you are not currently working with an agent, I strongly recommend that you find one to help guide you through all the pros and cons of every condo complex on the bay in Sarasota that accepts small dogs. It's a long learning curve and only you, can decide in the end what makes the best fit. An agent would need to ask you many questions before making suggestions and forming opinions. In most cases, the newer condo complexes will have the most up to date building codes thus reducing noise between units, but newer construction tends to come with higher price tags. Wether it's me or someone else, please engage the services of an experienced agent who is located in the area of interest to help you.
