I think Southbay has a little bit more going on with the community association versus south Creek
They have water arobics and the ladies do things together and it seams like a very sociable area
of people if you enjoy company. If you would like to explore the 2 communities further please

Joanne,

The only listing I can find on Oak Briar Ln. does not appear to be a short sale or in foreclosurer. 818 Oak Briar Ln is currently lsited for $365,000 (down from $410,000). It is a 4 BR 3BA with 2,538 sq feet under air.
The HOA fee is only $400/year. If you would like to see this property just give me a call at 941-504-3404 or email me at williamgregory@michaelsaunders.com.

Hi Joanne!
Here is a link to my website, which will give you lists of foreclosed properties in these areas:
http://www.tropicalfloridaproperty.com/default.asp_Q_f_E_cpg_A_pg_E_ForeclosedBankOwnedProperty

Additionally, you could ask to be put on an automated email list which will allow the MLS to send you properties that match your specific requirements, whatever they may be.

Hope this helps! Feel free to contact us via phone or email if you have any further questions. We're glad to help out.

Thanks,

Amenities, amenities, amenities in Pelican Cove. Pelican Cove is more of a lifestyle. PELICAN COVE AMENITIES include 24-hour gated and guarded security, an inexpensive 87-slip boat harbor, 6 heated swimming pools, 3 clubhouses, 4 tennis courts, shuffleboard, basketball, dog walk area, card clubs, singles club, tennis club, woodworking club and full equipment, horticulture club, photography club, water exercise classes, exercise facility, social club and parties, harbor club, two art studios, a pottery classroom, and even an onsite and for-fun University "PELICAN COVE UNIVERSITY" (lecture series almost daily on several different topics). Now, I am not as familiar with Pine Run amenities but know they have a pool or two, clubhouse, activities and social events and are close to boatable water and where one can purchase or rent a boat rack at Bellagio rackominium just 1/2 mile down the road for the boating enthusiasts. THE CONS: Both places, due to the trees, can be dark inside the condo units (depending, of course). Pine Run is not gated and farther from the action of Sarasota and beaches and downtown and restaurants, etc. Pine Run could be argued to be in worse condition (deferred maintenance) than Pelican Cove (from my experience) and is definitely (again, from my experience) built in a little rikkitier condition (squeaky second floors, etc.) Pine Run is not on the water with no water views of the bay or a boat harbor like PC. BUT, Pine Run is less expensive as a result of all this. A Pine Run Unit 2BR/2B is now on the market for $128,000 and the least expensive PC similar unit is priced at $199,900. For a movie on PC, go to: www.PelicanCoveSales.com. Good luck in your hunt. ... more

Hi Cindy,

There are some great deals in Pine Run right now. Osprey is a great little town that is close to Casey Key, Sarasota Square Mall for shopping, Oscar Scherer State Park and it has many unique restaurants. I'm a big fan of the Osprey area. The condos are maintenence free and have tennis courts, a club house with rec center and two pools.

I have many pages on my website about the Osprey area. Please give me a call or email so we can discuss this area in further detail.

Lennar is one of the big builders in Rivendell. Here is a website were you can look up information on different builders- http://www.rateyourbuilder.com/ Many of the families that own homes in Rivendell have children that attend Pine View School for the Gifted, which abuts Rivendell on one side. Both of my children attend this school.

Yes, you are allowed to visit foreclosed homes and with auctioned homes they usually make a viewing time just prior to the home being auctioned off. Foreclosed and auctioned properties are almost always in "as is" condition.

You can visit my website below for a full write up and pictures on Rivendell. Just look under the Osprey heading. I would be happy to email all of the property listings available in Rivendell. There are currently 27 available.
