No Real Estate licensee is going to address your question directly due to fair housing laws. What i thin k you want/need are demographics. I suggest you search the web in that mode and I'm sure you will find what you need. As far as sinkholes are concerned - no one will tell you that there is ANY area where they "are not an issue." Yes there are inexpensive apartments in the area and also rental companies that do renting as well. Michael Saunders & Co has a rental department. Try calling 941-748-6300 and ask for Laurie in rentals and hopefully she can help you. Also you can go on to rent.com and pull up apartmenets in the area. Hope that helps. Have a great day!

Many developments in Florida were funded in part as Community Development Districts. These funds helped to pay for the required infrastructure for the development (like water, sewer, roads, etc.)In general, CDD fees are paying back a limited life "bond" - one CDD may be a 20 year, another might be 17 years to fully pay it back. Because a specific amount is assigned to each lot on the development destrict it is not affected by foreclosures or short sales. In fact, CDD fees are billied on your annual real estate tax bill and for any property to be transferred to a new owner, the tax bill must be paid to provide "clear title." CDD fees are not billed to you by the neighborhood association - they are included in the total amount due for your real estate taxes.

Before I moved to Florida, I had never heard of a CDD. Many wonderful newer developments have been funded this way (I live in Lakewood Ranch - which has several CDD districts within its borders.)

The dangers are too numerous to list, but here's a few highlights:


1) undislcosed liens
2) unpaid bills for electricity, water, taxes, etc. Even if you're not required to pay them yourself, expect to do a lot of paperwork to fix the previous owners problems.
3) maintenance - it hasn't been done. Every appliance will probably need service.
4) unpermitted "improvements", nearly every foreclosure in South Florida was illegally subdivided as folks tried to save their homes. Bad electrical, plumbing, construction, etc. is rampant.
5) potential for chinese drywall. (even if it's not new construction, did the owner renovate?)
6) clouded title.

If you need to ask these questions, you should consider finding a buyer's agent to advise you. Buying a foreclosure is much riskier than a regular sale, and you need to make sure the property is enough of a bargain to be worth that risk.

You can park a pick up truck in the drive way but not a trailer. A trailer must be garaged or in a privacy fenced enclosure and this enclosure must be approved by the Architectural Review Committee prior to being erected.
