However, that being said, please ask a Realtor to give you a market ananlysis on the neighborhood & home & get you as much information as possible on the reason the home is on the market. If you go in with a "lowball Insulting" offer, the seller most likely will not respond. Pending with Contingencies is the same regardless of condition of sale method. A Contingency is usually a satisfaction of Inspection or finance/mortgage. There are many other Contingencies as well.

Another offer can be presented but can not be agreed to as the property is under contract. The contract would in second position or third etc as the case may be.

If you have cash, you can buy anything you want! The foreclosure only means you would have to wait two or so years if you wanted to get a mortgage. Talk to your Human Resources manager and find out if you can borrow the money from your 401K., I know it can be done for a down payment, I would think the rules would be the same if you want to use it for an out right purchase of real estate, but check with HR to be sure. ... more

Sink holes are very prevelent in the Central part of the state. I honestly have never heard of any in Naples area but that is not to say it couldn't happen.

We have traffic. Of course there is more in the winter than in the warmer months. When we moved down in '03 it was a mess during the snowbird season but now that the roads have been widened I can get anywhere I need to in a very short time even with the winter traffic. If you think about it we only have January, February and March as our heaviest months.

As far as farmettes. We have an area called Golden Gate Estates that would serve your needs wonderfully. I have several homes under contract there that are well under $300K and have from 1.5 to 5 acres. Really nice properties and quite a selection.

I would love to help you find that perfect place in Paradise!
