Golden gate estates is a very undeveloped part of Naples. It is considered a great area for first home buyers or buyers with a lower price point because you can get a lot for your money there because it is farther away and less convenient for homeowners who want to be right in Naples. The area is great if you enjoy your privacy because it is so undeveloped the houses provide more acreage and the houses aren't stacked right on top of each other. ... more

The reason for many homes for sale in Golden Gate Estates is simple. It is one of the Largest PUD's in the Country. A very large area bigger than many towns.

You usually can not make an offer on a bank owned home that is pending. The bank does not usually take back up offers and will not even look at it. if the first offer does fail, the property is put back on teh open market for multiple offers. No, I wouldn't recommend it, you never know what is going to happen with that down the road, plus it's harder to resale. There are so many regular condos in Moorings area, some across the beach also, that are a little more affordable then the once right on the beach. Based on what you are asking I think Naples would fit you perfectly. Although there are plenty of places to enjoy the night life, this is not party town. Places such as the Mercato draw in enjoyable night life with lots of people in your age, music, food and drinks.

Mercato also has a lot of good shops including a book store and World Foods. We also have a Trader Joes just north of Mercato. Downtown 5th Street is another great area for shops , good food and music.

As far as enjoying the weather, it's hard to beat Naples anywhere and our beaches are wonderful.

the property had been pending in dec and then went back on the market. also there is a 3 hour notice on all showings which could be another deterent for some agents to show the property.

Not sure what you mean by "new" homes, but assume you did not just mean new construction. The US government has a number of programs to help people buy a home. Some of these are listed below:

1. VA Program for active and retired members of the U.S. Armed Forces
2. USDA Rural Development Loan Programs which include the Guaranteed Housing Loans and Direct Housing Loans.
3. FNMA's First Look program so that end users have a chance to buy REO properties before investors.
