Here is a blog I wrote on the community. I would be happy to send you some listings or answer any questions you may have. The current home listings in Oak Hollow range from $74,900 to $90k. There is 2004 built bank owned home for $85k. The other homes for sale were built in the 1980's.

Oak Hollow – an affordable community with abundant amenities
If you are looking to live in Port Charlotte, FL and want a community that offers a wide variety of activities for any age, then you need to take a look at Oak Hollow. It is located in the heart of Port Charlotte and is within walking distance to shopping, dining, the library, the cultural center, and the YMCA. It is near the Charlotte Harbor with easy access to highways, medical facilities, parks, boating, fishing, schools, and the Port Charlotte Town Center Mall.

Within the community you will find several different residences in East and West Corktree Circle, Tappan Zee-Quesada, The Woodlands and Shadowmoss. The single family homes in this community are affordable and most were built in the 1980’s but you will find a few newer homes as well. It is an established community. The homes are smaller in size, around 900 to 1,300 square feet, which makes maintenance easier. There are two bedroom and three bedroom models which have eat-in kitchens and sliding glass doors that lead to a patio or lanai. Most are wood frame built with stucco exterior.

Another nice thing about the community is that it has city water and sewer, underground utilities, paved sidewalks, and the security of a neighborhood watch group. But let’s not forget about the Oak Hollow Recreation Center which residents have members-only access. The myriad of activities include a heated swimming pool, children’s wading pool, children’s playground, tennis, shuffleboard, basketball, volleyball, bocce ball, horseshoes, badminton, outdoor grills, picnic tables, pool table, table tennis, and an exercise room. In addition, the recreation building has a large banquet/conference room, small conference room, full kitchen, large screen TV, books, magazines, and planned activities such as dinners, dances, and outings.

The community is managed under the Oak Hollow Property Owners Association and has low HOA fees. The community does have deed restrictions, a set of rules and regulations, and a declaration of covenants. The homes can be rented out seasonally or annually if you are an investor looking to purchase within this community. Be very careful, condo have VERY special issue. You need to have a good working knowledge of FS 718 and Florida Real estate Law.

Otherwise you are going to need a Realtor, that knows what they are doing with Coastal lines, 718 and its issues.

I just saved a couple over $150,000 of special assestments, do to undisclose spalding issues. Would you like to buy a 150,000 condo then get hit with a 150,000 special assestment is 3 months?

There are a lot of variables. Is it in a deed restricted community with an HOA fee. If so, the seller would pay the fee up until day of closing and you woud pay the rest. The seller would pay the taxes up until day of closing. Taxes are paid in arrears, so you wouldn't owe that until the end of the year. Other fees would be the title company charges around $200. Are you asking seller to pay for title insurance or paying yourself. That would be $241.50 on $42k. Are there any liens on the property and is the seller going to pay them or are you. Is it bank owned, a short sale or a normal sale. There is also a fee for recording of deed $15 to $35. Are you paying cash.

The easiest answer is ABSOLUTELY YES. Since this is a vacation home - I would recommend you speak with the agent who currently has your homeowner's insurance and your auto insurance, bundling your insurance coverage will help you receive reduced rates.

Just because you do not have a mortgage, doesn't mean that when you have friends over (or not a friend) and they trip and fall, you could have a hospital bill that could break the bank if you don't have homeowner's insurance.

For example, it could mean no dogs or cats.

It could mean no pets weighing more than 25 lbs.--so, essentially cats and small dogs are OK, but not larger dogs.

It could mean no dogs.

It could mean no dogs of certain breeds--Rottweiler, Doberman, Pit Bull, etc.

It could mean a numerical limitation, such as no more than 2 pets. (And any of the restrictions might apply to those 2 pets--breed, size, etc.)

You really have to ask about each specific place to find out what the restriction is.

There are 19 lots listed for sale in South Gulf Cove right now in the MLS ranging from $5,388 to $139,900. Within the last year there have only been 7 lots listed in South Gulf Cove that sold with prices ranging from $8,500 to $99,900. There may be other lots that the agent did not put in the subdivision name of South Gulf Cove. Lots are not selling very quickly right now and there is very little building going on in South Gulf Cove. You may want to look into some of the builders in that area to see if they would like to purchase the lots before listing them. We would need to know your price range. There are many condos and a few mobile homes and single family homes on the Peace River. Some agents and broker companies do charge a $299, $249, etc. fee on top of their commissions. Our company charges $99 transaction fee for each side. HOWEVER, it is up to the individual agents if they charge the customer. I have deducted the $198 off my commission, and don't ask my customers to pay it.
Some companies do NOT charge an extra fee, but they don't give their agents 100% of the money, either.
