Hi Tonjia,
The first thing I would do is find a realtor that you would enjoy working with. Then make sure you are prequalified through a lender. Please give me a call and I can help you through the process.

John Martin answered:
Hello Kathy,

Sorry to hear about the problems that you are having. Your ability to fire your realtor will depend on how your listing agreement was filled out. All of ours offer you the chance to leave anytime you like if you feel that we are not living up to your expecations, however, not all realtors offer you that some protection. If your house is in the condition that you say it is, there is no way that you should price your home to compare with the foreclosure and short sales that are selling out there. Once you get a contract on the home, the appraiser will understand the benefits of your home and appraise it that way. You are correct as well, the whole Daniels Corridor area has been doing wonderful as far as sales go. If you would like to talk a little more about what price your home should bring, please feel free to give me a call: 239-246-3004 or shoot me an email: so I can get some more information from you. Thanks and I look forward to hearing from you soon.

Michael, if the property has been empty for 4 years, start with a thorough home inspection and extermination. Because no property remains "empty" that long in Florida!

Daniel Norden answered:
Hello Mike,

It really depends on where you are at. I am assuming that since you have 5 acres, you are zoned AG1. If so, and you would like someone to manage it as well. We can help we have several hundred homes throughout Lee and Collier County.

If you are just looking to get it rented, I would look for the closest convenience stores and local shopper if there is any and advertise in there. I would also hit Craigslist about 3 times a week. If it is zoned AG1 and fenced in, I would take a look at some of the equestrian places around and put that up as well.

I do not know what you have as far as square footage and amenities. If you want to call me, please do, 239-281-8086 is my direct line. I will be happy to help you get on your way.

Best Regards,
Dan Norden

Ciro, I think it is a nice community. Definitely a great location. As to the fees, look at what they cover and what you would be paying for those services yourself.

Sarah Garrett answered:
Be careful of bank addendums like that. You will want to know exactly what is owed and what they intend to pay prior to putting your self out there. Every situation I have been in regarding condo fees the bank has paid all of it. I had a situation where the bank's attorney and the HOA atty went back and forth for 5-6 months in and out of court and the bank ended up losing and had to pay $35000.00 in 3 years past HOA dues, late fees, attorneys fees, assessments and interest. This was on a $55K foreclosure sale here in Ft. Myers. Hope that helps you.

Why do you want to buy in a 55 plus community? You would be restricted as to the number of days you can be there because you are not 55.

I would be happy to discus your reasons and give you options to meet your needs.
