Market America is a local real estate company that does happen to list foreclosed homes. I'm not sure who told you they're "pirating" listings or what proof they have. Many of us have websites that share data from the MLS that includes foreclosures, short sales and equity (owner) sales.
This is a very serious allegation for someone to accuse a company of pirating listings from the MLS. One real estate office did not create a foreclosure nightmare for anyone - it was a combination of many things that created the current economy and housing market.... more
I believe this community is one of the best in Fort Myers....We in fact just listed an incredible house that is has a better lot and cannot be duplicated for the same price on the non-golf course side.

There are some beautiful areas in southwest FL, especially near the coast. I would be happy to help you and your daughter in your home search. Please give me a call at your convenience.
I believe you will find property taxes are exceptionally low in Lee County, FL. We also offer $25000 exemptions if you claim this FL home as your primary residence which is at least 6 months + a day per year. There are also exemptions for military status, senority, and widow/widowers. I would be happy to discuss this further with you if you would like to give me a call or email.

Your agent has to explain this to you and if it is not to your satisfaction get his broker involved. No laws have changed and your listing agreement determines whether you have a seller or transaction broker.... more
You should just contact the listing agent directly or work with an agent to represent you. Depending on the seller's situation (the property could be part of a relocation agreement) renting the property may or may not be an acceptable option. If they have already transferred it isn't likely they will not re-list if/when the listing expires.... more
A buyers agent works for the buyer and tries to get them the best deal. Unfortanately low ball offers are tool they use, it is a poor one in this improving market but needs to be looked at as a way to openm egotiation and not an insult. Simply counter at what you will take, if they refuse, move on.
Your home shold be priced aty or just below market value using teh comparables sales in your area and adjust according to any extras you may have.... more
Lenora....it's not what other properties are listed at, it's what other properties SELL at that really matters. If your house hasn't sold in less than 30 days, you need to consider whether it may be overpriced. Ask your agent for a list of recently SOLD properties, and run the numbers.
In Miami's market, any house in the $200K & under price range that is correctly priced versus the SOLD comps will likely receive 20-30 offers within the first 15 days. I just got my buyer a great deal on just such a lowball offer... and it appraised exactly at it's sold price!... more
