Market America is a local real estate company that does happen to list foreclosed homes. I'm not sure who told you they're "pirating" listings or what proof they have. Many of us have websites that share data from the MLS that includes foreclosures, short sales and equity (owner) sales.

This is a very serious allegation for someone to accuse a company of pirating listings from the MLS. One real estate office did not create a foreclosure nightmare for anyone - it was a combination of many things that created the current economy and housing market.

We also offer $25000 exemptions if you claim this FL home as your primary residence which is at least 6 months + a day per year. Unfortanately low ball offers are tool they use, it is a poor one in this improving market but needs to be looked at as a way to openm egotiation and not an insult. Simply counter at what you will take, if they refuse, move on.

Your home shold be priced aty or just below market value using teh comparables sales in your area and adjust according to any extras you may have.

Lenora....it's not what other properties are listed at, it's what other properties SELL at that really matters. If your house hasn't sold in less than 30 days, you need to consider whether it may be overpriced. Ask your agent for a list of recently SOLD properties, and run the numbers.

In Miami's market, any house in the $200K & under price range that is correctly priced versus the SOLD comps will likely receive 20-30 offers within the first 15 days. I just got my buyer a great deal on just such a lowball offer... and it appraised exactly at it's sold price!
