A lot more information than you currently are showing.

1. Name (everyone likes to know who they are working with)
2. Address, (everyone likes to know what they are selling)
3. Description of the property
4. Motivation
5. Price you hope to gain (don't necessarily need to share that publicly, but it's nice for an agent to know if their sellers are realistic)
6. Your expectations of your agent

Typically if split correctly, a 7% commission will make you look more desirable than the competition. Ethically a real estate agent is not supposed to look at commission first when deciding what to show a client, but people are people and it happens sometimes. With a 3.5% offering, you look VERY intriguing to ALL agents. The proper split should be giving out 3.5% to buyers agent and sellers agent keeping 3.5%. I hope this answers your question. I live in the community next to this property. There are no shuffle boards, but they do have a community pool and club house with monthly activities. This property is 1/4 mile from Rutenburg park which offers baseballs fields, tennis courts and a play ground. Quiet area and close to everything. If you have any question feel free to contact me.
