This particular home has two floors and over 2900 sf. Best estimate in peak heat would be $350 -$450 with dual a/c systems. Usage varies with the size of the family and temperature preferences. I live in the community next to this property. There are no shuffle boards, but they do have a community pool and club house with monthly activities. This property is 1/4 mile from Rutenburg park which offers baseballs fields, tennis courts and a play ground. Quiet area and close to everything. If you have any question feel free to contact me.

I believe this community is one of the best in Fort Myers....We in fact just listed an incredible house that is has a better lot and cannot be duplicated for the same price on the non-golf course side.

I would contend that if they take $150K for the home - then that is all it is worth.

Why not hire a Realtor that knows the area to find you a great deal?

Hello neighbor! First of all, do not rely on Zillow. I have never found the "zestimates" to be all that accurate. For one thing, Zillow (at least in the past) has a hard time recognizing between water and dry lots. Many times I can't figure out how they came up with the comps they use. If you are curious, have a Realtor complete a market analysis for you on what has sold as of late (as well as what is currently on the market) of homes similar to yours and close to yours. If you bought in the past six months, my guess is that you got a great deal in a great neighborhood. I do believe we are skipping along the bottom, not appreciating or depreciating in a sustainable direction. Unless you plan to "flip" the home in the near future, you should not worry about short term market ups or downs. You bought "low" and there is great long-term upside potential to your investment.
