Is this a residential rental? If so, then the answer is probably yes. However, a lease is nothing more than a contract and you and the owner can agree to any terms you want, so it is feasible that you could agree to pay the property taxes, not likely, but possible.

In commmercial leases, however, it is not at all unusual for the tenant to pay not only the property taxes but everything else associated with the property including water, sewer, trash pick up, maintenance and improvements to the building. It's called a 'triple net' lease. It basically means the landlord pays nothing except the cost of actually owning the building.

There are some homes we have listed in the MLS (Multiple Listing Service). Rentals are also available on various rental websites, just google it. You can also look online for apartment buildings or private parties. Your price-range will be a challenge but there are some places out there. Just be very careful of the many rental scams out there. You are not alone, this is a big issue today. Banks are in no hurry to file notices of default which makes it harder to know who is current. The first red flag is if the rent is below market value. It things appear to be too good there is usually a problem (or scam). One thing that might help is ask the landlord for a current copy of their mortgage statement. I realize some landlords might not be willing to share this information but it is worth a try.

It will all depend on whether:
1. you get a management company with guaranteed rental program (they will offer 20, 30, 40 week programs)
2. you offer better in house amenities than the competition (heated pool, newer furniture, flat screens, billiards, etc.)
3. you built and manage an independent website to find more renters.

Depending on how much your mortgage is:
a. some people will not cover expenses (but it subsidizes having a vacation home
b. most people will brake even
c. if you invest the time to run it as a business, you will make money and be able to get a few homes in the future.
