Hello,

For a conventional refinance you will have to wait till you have owned the property for 6 months. At that time you can get a cash out loan for up to 75% of the market value of the property. This will give you the best loan terms. There are other programs to pull your cash out before 6 months but their terms are not very attractive. If you can wait you will get the best deal.

Also with a condo you will need a substantial downpayment if you need to get a mortgage. Expect 25% down.

Sometimes you can and sometimes not. Of course it is usually a bit higher but once the sinkhole has been repaired properly then the insurance can go down. Secondary options, contact a local dry wall supplier, give them the sqft of your home and they can give you an estimate on supplies.

Contact some of their vedors and get an estimate on labor.

Then estimate what it will cost to have everything in your home placed in storage for a week and then re-set up after the painters finish.

Oh yeah, contact a local paint supply shop and get an estimate on paint and labor and if you have any trim that will need replaced, contact a local trim carpenter and get an estimate on the trim.
