HOA fees are accounted for on the Settlement statement. If your sale is prior to your hearing you should be fine, if you sale is after your hearing, you will need to ask the judge for an extension.

You absolutely should only consider renting in an apartment complex unless the property was just purchased or there is no outstanding mortgage. Many unscrupulous owners are renting out preforeclosure properties and then requiring the tenant to allow showings for a short sale. Would not be fun and also it may be difficult to get the deposit back, too. Also the Sheriff may show up and serve your daughter as the "tenant" in a foreclosure... also not fun.

I'm sure an apartment complex would take the risk on your daughter if you plan to co-sign.

If you are looking for something on the cheaper side that you are trying to rent out, you should look closer to USF. You always have college students needing a place to stay. There are quite a few condo and townhouse complexes around that area.

you need to talk with a real estate attorney to see if you have any options. He will need to know if you have a long term lease or a month to month? I am assuming you have a month to month lease because they are giving you only one week to move, but the attorney is still your best option.

It would appear, that if you never agreed to pay $350.00 to Coldwell Banker, and you don't sign the document they're putting in front of you now... there's just now way they can compell you to pay it, since it was never agreed to prior to the purchase.

Since you have a buyer's agent... ask him/her to step in and clarify for you.

If you are trying to post a For Sale By Owner property on here, you can't. Trulia only posts properties listed in the MLS. If you have a Realor, ask them to post your property on here once they've listed it in the MLS.

If your wife is only on the loan then the lender will not take into account your income. If both of you were on the loan then that will probably be your best shot. I understand your DTI is being eaten up. A couple of options. First, if your wife is currently working in NJ, then you can close on a home just prior to moving down and use your wife's income. Remember, you will always skip a month from when you close before your first payment is due. Second, you can sell your home in NJ if that is an option. Third, you can rent it out, however, you will have to claim the rental income on your income taxes and most lenders want rental history for atleast a year. The best thing to do is speak with a lender so they can look at your best options in regards to you and your wife on the loan or just your wife. I have a few awesome lenders that I refer my clients to. Please give me a call and we can discuss this further and also talk about what you are looking for in regards to your home in Tampa. I have researched the property and from what I can see it was put on the market to sell in Aug 2011 and withdrawn 1 day later. It does not appear that it sold at that time. There is no more recent information in our mls system about this home.

The credit score is not all that matters, Getting to the 620 score just gets you into the dance, you still have to get a lender to dance with you.

How do you know you have a 609 score? If you did a WORTHLESS online FICO (aka FAKE-O in the mortgage industry) credit check, you're actual MORTGAGE credit score could be much lower.
