there is currently no active, one pending and no sales in the last 6 months. the pending was a small unit for $19,000. Good thing is that not many are on the market or have sold recently showing that you have a stable complex. Unfortunately, condos are cash purchases for the most part because mortgage lenders are staying away from them. FHA is looking into possibly starting their approval process of complexes which will help the condo market get back on its feet. If you want to delve further, my suggestion is to find a good realtor that is willing to put the time and effort into selling your unit.

My advice is to check out crime statistics via a web search. Here's a URL with good data.

If you identify your property needs and wants, such as number of bedrooms and bathrooms, square feet, age, etc. plus something about your life-style specific searches can be set up to aid you. Why life-style you ask? Maybe you want to be near a river, a university, or a ball field. Maybe you want no neighbor close by. Anyway, many filters can be included. And don't forget price range unless price is no object. ... more

Hi Corrieensom,

Twin Branch attends Deer Park Elementary, Farnell Middle and Alonso High. It's a fairly safe area and does not have the cookie cutter feel like Westchase or Eastlake Woodlands and other neighboring developments. You will see residents riding horses through the neighborhood. This is a higher end neighborhood that most of the villages within Westchase.

If you're referencing the "active" short sale on Clydesdale, I know this property well as I helped my client sell it for $625k in 2005. That was before the kitchen was updated.

If you would like to see this property and you're not yet working with a Realtor, let me know and I'll show you what it has to offer. There is a separate apartment on the left side and it will need a little bit of renovation.

Here are the "active" listings in Twin Branch:

Yes, Citrus Park/Westfield Mall is close. Also the International Plaza has world renowned shopping is only about 10 minutes away.

You may be able to buy with a NACA mortgage. It39;s unconventional financing so borrowers don't necessarily have to have a minimum 620 score.

Your Realtor can give you the details. Oh and also some credit unions are more flexible on funding mortgages, too.

We ask your lender to accept less than what is owed on the mortgage. Many properties have values less than what is owed. Lenders will want to see that the owner is having a hardship.

If you're the original owner, you were given a copy of your floorplan with your purchase. It should be among your closing documents. If you're not the original owner then a copy of the floorplan is not likely available. You can lookup the address on the property appraiser's website to get the exterior dimensions. You'll likely have to get a tape measure and measure it out. ... more
