Your best bet is to look for an older home in an established neighborhood. Most of the newer developments are going to have CDD fees. One nice older neighborhood that does not, is Ashley Oaks, Moss Creek, Creekside to name a few, but there are many others. Please let me know if you have any further questions. Most short sales are not amenable or friendly to seller paid closing costs or even repairs. Make an offer that is not encumbered by any contingencies except your right to have a professional inspection and your financial contingency for securing a loan. However, do include a pre-qualification letter with your offer. Good luck.

Most of the condos sold in the Villages of Bloomingdale were bought either by investors or people who bought them with 100% financing and their rate on their mortgage has increased making the payments too high. You can get a great deal on a condo in that development right now and it is a great place to live if you need easy access to Tampa!

Two of the largest factors affecting values in your area were insurance rate increases and tax increases.

Already the insurance premium rates have beed addressed and there is more affordable insurance available.

At the end of January, we will vote on the tax relief bill. Although it may not be the ideal, it is a start.

You should notice decrease in inventory this spring and summer. The higher demand areas should experience the decrease in inventory first then the outskirts like Riverview, Brandon, Lutz, Pasco county, should follow.
