You may not like what I'm going to say, but you should tell a potential Buyer exactly what you told us.
And, the best way to disclose this information is in writing. Your agent can keep your signed disclosure in his/her office file, and give it to the agent working with the Buyers, to be signed and dated by them when an offer comes in. This signed document is a means of protecting both yourself and your Realtor.
Even though the condition you described has been corrected, it still needs to be disclosed. Please keep in mind how you would feel if you were the Buyer, and you found this out from the neighbors after closing.
