Are you buying something now with your wife out of the country?

Your title company should be able to make this easy for you. Just ask them.

You need to be careful on this issue. Foreign ownership can cause all sorts of income tax issues with IRs and non citizen spouse are at a disadvantage when it comes to taxation of an estate whihc includes US property. the best thing for you to do is to get some advice from a legal expert that is used to dealing with foreign nationals. realtors do not have the expertise and should npt be advising you on this issue. Your title company may be able to tell you how to atke title on a property but they are not specialists in international taxation and estate planning.

Contact a local area Realtor and have them keep an eye on it for you, or they may even be able to put an offer in for you if it is an active short sale. The problem is that may times short sales already have contracts on them and they still show as active in Trulia and other mass Realtor Estate sites. Many pre-foreclosures/short sales do sell so they never make it into foreclosure it is better for the seller that way. ... more

The answer depends on the laws in your particular state. You may want to consult an attorney. If you are struggling with your mortgage payments, however, I would strongly suggest you talk to a realtor who specializes in short sales. If you are not able to bring your mortgage up to date, or to get it modified, then you are far better off doing a short sale than letting the home go to foreclosure. The impact to your credit score will be far, far less and you will be able to live in the home until the sale is complete, which will allow you to make a more planned and structured move. You will know exactly where you are in the process so you will be prepared for what comes next. ... more

Tom Priester answered:
Dear Mike,

Your options in that price range with 5 bedrooms will be very limited so you may consider extending your search beyond Lake Worth is that is feasible. As of this morning there is one 5 bedroom home listed under $1,800 in Lake Work and it is located at 815 S D Street. Listed at $1,350 it shows 5 bedrooms in a total of 1,760 square feet so should be an interesting layout. After that prices jump up above $2,000.

If you would like to expand the search area or speak about your needs in more detail please feel free to contact me at your convenience.

The very best of luck to you and I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

HI Peter,

Unfortunately I can't tell from the information provided what community you are looking at so I can't answer your question about it being gated. As for the state of the area you aare best to contact the local police department in order to find out the status of crime in the area.

I would be happy to help you in your search for a property, please call or email me. Check out my facebook page;

You can qualify for an FHA loan three years after a foreclosure, I believe. Check with a local mortgage banker to be sure but I feel quite confident the waiting period is three years.

Susanna Malmgren-Grubb PA answered:
Dear Jeanne,
You are really asking two questions.

1) HANDICAP TRANSPORTATION
There is a service by Palm Beach County Government that offers handicap transportation.
You call (561) 649-9838.
Register and qualify for their transportation.
It only costs $3/trip door-to-door.

This is their website:
http://www.co.palm-beach.fl.us/palmtran/information/connection.htm

2) PROPERTY WITH WALKING DISTANCE TO AMENITIES
I can help you find a property within walking distance to shops but I need to know:
-Single family, town house or condo?
-Bedrooms & bathrooms?
-Budget?
-When are you moving?
-Financing or paying cash?
-Loan type & down payment?

Call or email me at any time!!

Sincerely,
Susanna Grubb
