I would recommend you get a letter from your employer on company letterhead (with your bosses contact information), all of your pet documentation (vaccinations, etc), previous landlord information, and two personal references together in writing first and foremost. All of this will assist your offer considering your bad credit report (which you should have as well in hand with a score on it)

The price point you are looking for is extremely challenging to find, considering you have 2 dogs, and one large one.

I would do a drive by some neighborhoods you are considering, and call FSBO signs (For Sale by Owner).

For a good neighborhood, with a backyard, $1000 is a stretch, especially with short notice (March 1st is in a weeks time).

You can do a rental community, or a single family home, or townhome with no HOA. A condo will most likely take too long for association approval.

Keep looking on Zillow for properties and call listing agents directly.

What a great time to be in Delray Beach, Florida. Jan 2014-March 2014, as the locals call it, "season". Perfect weather, lots of action on Atlantic Avenue, and great beach days at the "Village by the Sea".

Looking early is certainly a good idea (and early you are).

My recomendation is for you to pick a building that you would like to live in (The Astor, Pineapple Grove, City Walk, Coda Townhomes, Atlantic Grove to name a few that I recommend), and get your paperwork in order. A small cottage, or duplex in the area is also a possibilty, but that is certainly up to you, and your price point (typically a nice turnkey rental for a three month term in season will rent for $4000 a month).

Once you have a good idea of where you want to be, and your paperwork in order, please feel free to call me, or any realtor of your choice, and we could start looking to secure you a residence.

Don't forget about the 11.5% Florida Bed Tax that you must pay the state of Florida for a short term rental (under 6 months and 1 day), and in order to secure a place, you will most likely have to pay for the rental in advance, and obtain association approval if you are renting a condominium..

Finding a condo in this Delray Beach subdivision with tile only will be the interesting part of the equation. because most of the Kings Point units are carpeted in the bedrooms. Also, the living rooms are often carpeted. However, there are many units to choose from, so with enough searching, your Delray Beach realtor may be able to locate the condo you need.

If there are no units listed for rent that are all tile, you may want to ask your realtor in Delray Beach to search through the "for sale" listings of these Delray Beach condominiums in Kings Point.. Because there are so many, one of those owners may be willing to rent his or her unit.

Kings Point is a Delray Beach active adult community, with an immense and well kept up clubhouse, which acts as the social center of the community.

You might also look at Delray Beach condominiums in Lakes of Delray, because it is an active adult community with a large clubhouse and of similar vintage to Kings Point. Rental rates may be in ranges close to what you are looking for, and looking there will increase the chances of finding a unit that is floored entirely in tile.
