This particular property you are inquiring about is in The Estuary in East Delray Beach.

HOA fees are $1425 a quarter (or $475 a month)

This fee includes:

24 hour manned guard gate
Roaming security on the property grounds.
Common area lawn care.
Maintenance of the association pool.

You will have to get your own insurance policy for the townhome.

To get a full report on exactly what the fee covers, you will need to see the 2013 annual association budget, and speaking to a current board member is also helpful. The above is fairly accurate. :)

HOA fees vary from association to association, and so does what the fee covers.

So much depends on your requirements but there are certainly opportunities under $250,000 in Delray Beach that may work for you. Distance to the Avenue, what type of property you are looking for (single family, town home, condominium), the number of bedrooms and baths required, type of parking required, acceptable monthly fees, whether or not you have pets; the list goes on. If you are not tied into Delray you might also consider Singer Island and the Jupiter/Juno Beach areas. While the market has rebounded strongly there are still opportunities but you have to be prepared to move fast with a strong offer.

Alot will depend on the individual communities.

Some are considered "active adult" communities that will allow you to purchase and live there, with the stipulation that they don't already have 20% of the houses owned by people under 55.

Some won't sell you the house until you turn 55. Some will allow you to purchase, but not allow you to live there until you turn 55.

What type of price range are you looking for?
What type of house are you looking for?
How many bedrooms and baths do you need?
Do you have any pets? Some neighborhoods strictly forbid animals.
