Could you clarify your question? By track record do you mean how much are the fees? Hopefully once you clarify we can help get your questions answered!

Thanks!

Dear Doug,

With inventory levels at multi-level lows and demand staying very strong it can take a while to find, and be the successful offer, on the perfect home so staying in a hotel may not be the best way to go. Without knowing more about what type of home you are looking for, in what area and price range it is hard to tell you how long your search may last. There are some seasonal rental properties that may be available for 3 month, and sometimes shorter periods, at favorable rates when compared to high season. Have a few opportunities you may want to look in to in the Jupiter area.

The best thing you can do in today's active market is clearly define your housing objectives and determine what areas will meet your needs. Inventory levels are very low and finding homes is a much more difficult task than it was a few months ago. If you would like to further discuss your particular situation and put together a game plan to meet your goals please feel free to contact me at your convenience for a complimentary consultation. I would be honored to be on the list of Realtors® you may choose to interview to assist you and your family find the perfect Florida home.

Best of luck and if I can offer anything additional please let me know.

Dear Arnold,

There are gated communities of every size and shape in Delray Beach and the surrounding communities. From $15,000 condominiums in Kings Pointe to privately gated oceanfront estates in excess of $15,000,000 and everything in between there is a gated lifestyle for those who prefer living in a secured environment. So much really depends on your lifestyle and the requirements of you and your family. Do you want a 24 hour manned gate or is an unmanned but gated entry acceptable? Are you looking for a single family home, town home or condominium? The list goes on.

Dear E,

Linton Avenue runs east and west and ends at the beach so the walk from that point is more of a skip. The further west you go the longer the walk. If you are trying to get close to the action on The Avenue the walk from Linton is a lengthy one. ... more

That's not necessarily so - - although it might depend on your price parameters. And, oftentimes, an owner will remove the furniture for an annual lease.
Let me know if I can help you further in your search.

Reasons are as follows.

High monthly maintenance fees (association may be in financial trouble, but I have not seen the financials)
Built right on the train tracks.
Neighborhoods surrounding are not very desirable (West of Swinton Square)
Must pay cash to buy in there.

Those are my two cents.

The positives is that is it newer construction, built by Lennar, and the location is very close to downtown Delray and the Beach.

Hi Helen,

Some of the prices are coming back up, though I think it will take quite a while before they ever reach their highs.

Rentals are fairly strong, and will depend on the proximity to the beach and/or the downtown area.

A vacant condo is costing you money to keep it. If you would like to rent or sell it, I would be happy to help you.

Please contact me directly.

Dear NEpenna,

So much depends on what you are looking for; size, location, pets, budgets, etc. You will find that many seasonal visitors re-rent the same unit year after year so it is really important to find something as early as you possibly can. If yu would like to contact me with as much detail about what you are looking for I will be happy to send you any inventory that may still be out there.

The very best of luck to you and I hope this information is helpful but if you need anything additional please do not hesitate to give me a call.

Hello Marja,

The best advise I can give you is..." Disclose, disclose, disclose." Unfortunately, most contracts are designed as a template for everyone. That means they can't automatically account for every circumstance. If you disclose those things specific to your situation, it can help avoid problems later. If I can help you further, please feel free to contact me.
