Yes, Mizner Falls' gate is man gated. The homes there are newer and it is possible to buy a larger sized home at a great price. The clubhouse is beautiful and it does have many ammenities (pool, tennis, exercise, shows, clubs) that are similar to other active adult communities in the Palm Beach County area. Keep in mind though . . . larger communities will have a larger clubhouse and thus more activities to serve and support a larger population.

Hunter's Run if you are looking for a private club lifestyle offers a lot of value. They offer three championship 18 hole golf courses and 21 Har-Tru tennis courts and many other amenities. The membership is mandatory but you have three different memberships available; Golf, Tennis and Social and all homeowners must purchase a refundable equity bond and a non-refundable initiation fee. The equity bond is running about $38,050 and the initiation fee is $10,000. As you see the purchase prices in the community are enticing but Hunter's Run like many private club facilities are having problems as many baby boomers no longer have the time for golf and the expenses of a private club. This is causing those who are already members and no longer interested in paying the ongoing monthly fees to reduce the price of their homes until the market reacts and this is a perfect example.

You can certainly pick up some amazing deals in the community and with the equity bond being refundable it is a great option for those seeking a private club at a great price. If you would like to tour the club and its facilities please let me know and I would be honored to show you around.

Pre-foreclosure is the very first step in the foreclosure process and it can be years before the house ever comes on the market if the current owner is not willing to enter into a short sale contract. Your best bet is to be working with a professional Realtor® to guide you though what can be a very lengthy and frustrating process. I have seen homes that have sat for as many as 4 years between a pre-foreclosure filing and the actual foreclosure. After a bank forecloses I have seen them sit as long as 9 additional months before the home is marketed as a foreclosure.

If you really want THAT house your best bet is an attempt to contact the owner and show them why a short sale is the best option they may have at that time. If they are unwilling to participate there is little you can do except to wait for the foreclosure process to run its course. With so many opportunities out there you certainly have other potential homes to choose from. If you want you can also participate in the foreclosure auction but that is only if you are a cash buyer. With interest rates down again for the 5th week in a row, a lengthy wait for a specific house may not be in your best interests as the borrowing climate can change dramatically in a very short period of time.

Is the house listed on the market with a realtor or do you just know its in preforeclosure? With the MLS (multiple listing service) that realtors use to search for properties for sale,we have access to another property tax website and with this we can see auction dates etc... I also believe you can look up distessed properties on the Palm Beach Country Property Appraiser website. However, I think those are just mainly properties that have already been foreclosed on. Traffic along local roads is perhaps a tad bit higher during the 4 winter months here but by no means is it unbearable. The Florida Turnpike and I-95 can be congested during morning and evening rush hours. But, it's nothing like LA or NY!
