I'm very familiar with both. The Oaks doesn't have models, and is older than the bridges. I would take a start at the Bridges as pla new phase just open and there are some nice lots available. Building is a bit behind around 14 months. I can definitely provide you with more information. Feel free to give me a call.

You will probably do better in Palm Beach County with a price limit of $250,000 or under. You may want to look for homes in Lake Worth or homes in West Palm Beach, especially out in the acreage area of West Palm and Lake Worth.

There you will find 1 acre lot minimums, no HOA fees of any kind, and some very good sized and appealing homes. Because of the distance between homes, you will definitely be in quiet neighborhood.

For school information, you need to search online for City Data. That way you get the school scores. Once you have that, look for feedback and comments. That should give you a rough idea. Then talk to the schools directly and see if they have what you are looking for.
Good Luck!

Tom Priester answered:

There are many private country club communities throughout Palm Beach County and each of them are trying to entice younger members to join their club. Many baby boomers, are like you not as interested in a lifestyle where the main focus is golf and because of the demand softening there are tremendous buys for those seeking to buy into a private club.

The options are plentiful so much has to do with finding a club who offers social activities that match what you are looking for in a price range that matches your budget. There are also 55+ communities that do not have golf courses with very strong social schedules that might also be worthy of your consideration.

Whether you are looking solely in west Boca or are just seeking the perfect home in the Florida sun you are best suited to be working with a Realtor® who is looking out for your best interests in this constantly changing market. A very clear description of your specific requirements is the best place to start and if I can be of service to you and your family I would appreciate the opportunity to be one of the buyers agents you may choose to interview. We cover all of Palm Beach and Martin Counties and are experts in finding our clients that "needle" in the haystack.

Best of luck and if I can offer anything additional please let me know.

Always at Your Service,

Broken Sound is a mandatory membership country club with one golf course, 1600 homes, one main dining room and a brand new fitness senter and resort style pool. Boca West is the original country club community in Boca with more than 3300 homes, four golf courses, eight restaurants, and a world class spa. There are major differences between the two, as with most of the country club communities. Hi there,
I could go through a bunch of communities but that does not help you. If you want after you get about another 10 answers pick a couple of agents to call. I hope you call me. Then you can tell me all the things that you want in a house. Like the price, how big, what area, pool. With that info I can narrow it down. I hope you have a nice evening and I hope to talk to you soon.

You got it. The home owner associations for these communities require applications (often lengthy), application fee and an interview with at least one board member. They basically want to know for certain all the information you just mentioned about yourself. They do want to see your financials, even if you are purchasing this condo for cash, they want to make sure you will be able to continue paying the HOA fee and have the excess funds to do so.
