Funny thing, but often the brand new buildings are much more accepting of pets than the old 70's buildings. For example, the Cityplace South Tower allows pets and it's gorgeous! Happy to help, let me know! ... more

The condo's are affordable because of the financial crisis of 2008/09. Thousands of condos in Florida were foreclosed on in the last two years including entire condo projects. Consequently the values have dropped tremendously. Now is a great time to be a buyer. ... more

I am not sure if this is the correct place to start, but I found the below website for Florida. I am not sure what your question is about. You've mentioned fee increases. You need to review your HOA CC&R's. They will outline how fees are assessed.

Another option to find the right person/department to handle your question, if its regulatory in nature is to contact your state representative and ask for assistance.

Dear Home buyer
Juno Beach and Jupiter have one and two bedroom condo's with in walking distance of the beach. Some are gated some not. Also Singer Island has many condo's on the beach and across the street it is a narrow long island.

It is likely going to be more important to know the cash flows - they should rent for similar prices but which is going to cost more to hold.

Ponte Verde and Emerald Isle are both condo conversions with renter concentration - meaning lots of tenants vs few owners living in the property. I think as a whole Emerald Isle shows better but both could be a challenge in a foreclosed or short sale due to property condition.

I think your answer is more of a case by case basis - 2 vs 3 br, which will get more rent that day, which has higher HOA, which has better tenants and lower management costs etc...

I know that the HOA @ Emerald Isle will manage for you.

I am not sure this will help - I have attached a link for the Florida Commission on Human Relations which deals with fair housing. 55+ communities are registered and do not have to comply. You can check to see if you community is truly a registered 55+ and check the facts to see if you have any recourse regarding the situation. It is a tricky thing. I hope this helps. ... more

Judy,
A very trusted source for this information is Rick and Ines at www.miamism.com.
They are great people, know the market better than anyone we know and trustworthy.

Best of luck!

Hi Tiffany: for safety I recommend a gated community, preferably with a manned gate. If you want me to search for you, send me his work address so I'm not outside the 15 mile radius, and let me know your price range, # bedrooms and baths, do you want a pool, do you have pets (if yes, how many and their weights as some communities have pet restrictions). Will find you a wonderful community. Do you have children, meaning, is schooling a consideration? Wellington which abuts to West Palm Beach has A-rated schools so that could be one area to consider. Looking forward to the possibility of my finding you a wonderful new home. Marilyn Farber Jacobs. marilynfjacobs@gmail.com. 561-988-0070.
