If your fiance is unable to make the payments, then he should try to petition for a change in the divorce settlement.

And you know what comes next, this isn't a real estate question, it's about divorce, you should be talking to a lawyer, not a real estate agent.

overcome the low score
You really need to contact a lender specializing in FHA for Pre-
Oualification. From there you can move to a Formal Pre-Approval
if your total profile warrants.
You do not need to Formaly Apply to find out what your prospects are!

Maintenance for the single family homes is $880 per quarter and includes cable TV. You're paying for two gates - one at each end of the community - both are manned gates. You pay everything else yourself: lawn care, pool, pest control, water, etc.

You can rent your home for any reasonable length of time with an approval from the Board of Presidential Estates, generally a minimum of 3 months. They don't want homes which will be used like a hotel, with people coming and going for a few days or a few weeks. The other Associations on Embassy, i.e. Whitehall, Condo 6, etc. all have their own Association and all have different HOA fees and different rental restrictions.

The first community that comes to mind that allows pets is and there is no weight restriction (no vicious breeds) is Palm Shores. I live here and there are beautiful houses at reasonable prices. You can also have a truck (depending on size) as long as there is no writing on it. If there is writing on the truck there should be no problem as long as you keep it in the garage.

Leisureville. Yes, the houses are all painted white and lined up in neat rows but some are very inexpensive. We would have to verify the truck issue.

There are also: Avalon, The Cascades, Borgata, Coral Lakes, Indian Spring, Mirror Lakes, The Valencias, and Tuscany Bay.

If you are currently residing near West Palm Beach, you might want to spend some time in that city and specifically around the areas you are interested in. Often, agents are asked if a particular place is a "good" area. The best response to that question is up to you.

If the area gives you what you need in terms of housing size and costs, convenience to shops and transportation, and school system, then it may be a good neighborhood for you. If a property does not give you what you are looking for, then you may want to ask your West Palm Beach real estate agents about other West Palm Beach homes.

I just helped a couple from Toronto purchase a home in Boynton Beach. There one requirement was that they would be allowed to have their 80lb Golden Lab be allowed in the community.

Please check my referrals, and you will also find another customer from Canada find a winter condo for his family. This man told me what he wanted, where he wanted to be, we saw 5 houses and he made his decision in one day.

Most of the work can be done through email, fax, and FEDEX, so all you have to do is choose the type of home and location you are comfortable with.
