With no money down you are wasting your time in that ZIP CODE unless you can do a VA loan or can chase down some Government Assistance Program for down payment which is turned on and off like a game the Gov. play on consumers.

Move west into the USDA area, buy your kid a pony, and make the drive each day to work if you want No Money Down.

If not, save 3.5% down payment and go with an FHA loan.

NOTE!!!!!!!!! FHA LOAN COSTS ARE GOING UP EVEN MORE IN 2013 AND THE MONTHLY MI IS GOING TO STAY ON FOR THE LIFE OF THE LOAN!

Tamika Moses answered:
Hello ,
It all depends if you are doing FHA or conventional financing. If you are doing FHA 3.5% of the purchase price ie needed for the downpayment. If conventional you will need at least 20% to put down. If you need further help I have a wonderful loan officer who I work with that will help you with all of your financing needs.

Thank you,

You would be responsible for county tax each year. You may want to consult a tax adviser regarding estate taxes and the value of the property.

Don Tepper answered:
No such law one way or the other that I know of. And it's up to the seller whether he/she/it wishes to entertain counteroffers.

Why would you consistent offer the asking price? That's just a starting point, and may be too high or too low. In your case, it appears that the properties might have been priced below market in order to encourage offers.

Instead, you should offer what the property is worth . . . or somewhat less, depending on what you can afford and whether you think the seller is open to negotiating. And let me repeat: There is no clear relationship between what a property is priced at and what it's worth.

Hope that helps.

None of the taxes you will pay on your purchase of a home in Fort Lauderdale, or anywhere else in Florida, are witholding taxes. All of the very minor taxes you may pay go to the county where the property is located.
