This seems to be a common issue here in California as well. The issue here is with a lazy Real Estate agent. Our local MLS now requires a minimum of one photo or the agent can be fined! It is our responsibility to represent our clients to the best of our ability and posting one photo or worse no photo is a complete shame! When you see a posting with no photo, please be sure to look at the listing agent name and never do business with them! ... more

Hi, I've been living in South Beach for 7 years and I never had a problem or felt insecure. Every city has some sort of crime the difference is that South Beach is very small that is why it could be more noticeable when something happens. I only know crimes can happen more if you are late out at night drinking or during certain holidays like Memorial Day Weekend.

There are very few as inventory is low. You can expect to pay at very least 1500 and up depending on the building and its amenities

South Beach is like Manhattan in the tropics! The only place where you can WALK to the beach, cheap or fancy restaurants, chain or designer stores, parks, museums, movie theater, bowling, concerts, clubs ... And even an ice skating ring!

Dear Buyer,
You seem to know exactly what you are looking for, which is truly nice in a buyer.... And it makes it a lot easier for the Realtor who works on your behalf to find you the right property...

Now here is what I would like to do for you to assist you....
a) I would like to e-mail you some listings just for general information
b) I would like to connect you with a trusted Miami Realtor who will be able to double check on exact location
and how you said "the flavor" of the property and then report back to you...
c) I am assuming that you are currently not in Florida, but will be willing to come in to see a property when it seems to be the right one...

Please look for information in your e-mail inbox and recommendation of a local experienced Realtor as well.
thank you!

Beth Jenkins answered:
Hi Bill,
Unfortunalty many are not, especially the new buildings. And there is no official "list" to find one, it is more of a building by building search.
My assumption is the older buildings along the Venetion would be FHA approved, and I am pretty sure the Grand Venetion is.
It would require knowing your price range and the specifics of you search to give a more comprehansive anser. If you are working with a mortgage broker they can generally find out the information and a realtor an as well. Another option is to directly call the condo management office of a building you are considering, they will whould know if the building would quialify.

Good luck and feel freee to get in touch if you need further assistance,
