Blondy,

Wow I'm sorry to hear this! There is many people out there without experience at all.
What you need is someone experienced on their field. I mean there is so many options on Real Estate. ( sales, investments, luxury homes, gas station agents) there is so many options I couldn't believe it before.
There is people specialist on High rise building and others specialized on Rural, urban or commercial.
well this is an amazing industry.

But it is a little late for you. Unless you don't want the house any more.
This process is called a procuring clause. and the agent did his part. If you have an email, text message or a piece of paper that you present to him before submitting the offer with all your conditions then it is a win win situation if not, you will end up paying your agent commission.

Blondy, i'm not agree to follow Alexis advise and if you decided to do something like that please go and seek for a legal advise. (we are not attorney's)

Depends on several factors... location being of the top. But I wouldn't say impossible. You just have to find the right Realtor to work with that'll get it done.

Thanks Carolina! I'd contact another Realtor to work with. If the rental is listed the Realtor you're working with can get the contact information and deal directly with other Realtor on your behalf.

Mia,
Commissions are typically paid by the seller not the buyer. If you agreed upfront through a buyer's agency agreement to pay your agent a set amount, and the listed commission was less than you would owe the difference.
There are no "set" amounts and commissions by law are negotiable. Each agent or office can determine what they expect or want to get paid. It's also not uncommon for some offices to charge a higher percentage on land or less expensive properties then for more expensive ones.

It’s not that the banks, mortgage lenders and brokers don’t want to offer the lower loan amounts, it’s the nasty, anti-business, anti-lending Dodd Frank Act with all these new absurd regulations that are preventing the industry from helping those who need a loan under 50k!

Here are the facts:

$50,000 loan amount
x 5% (max Fannie Mae/ Freddie Mac/FHA allowed loan fees)
= $2,500
-$800 Lender Fee
-$700 Processor’s Fee
=$1,000 left over for Broker Fee??

$1,000 to put forth 5 times the effort it takes to close a $500,000 loan?

Millions of buyers need the one on one service and skill that only a Mortgage Broker has to offer, but are missing out on being able to purchase all because of these absurd new regulations limiting compensation. (i.e. Dodd Frank Act)

So what do this mean? Millions of potential home owners will be forced to continue renting!

Dear Mladen,
It all depends on the location and time of your visit. As you probably know winter in Florida is more expensive. Prime locations might be $3,000 or more but if you are ok being more down south I can accomodate you for most likely half the price. Please contact me at your convenience at 305.877.2880 or meg@viviendarealtors.com so we can discuss the details of how I can assist you with your stay.
