But as a listing agent I rather to use showing assist or phone call and take notes. less work and notes all the way around.

if they do not reply back to you txt, it is a red flag to deal with this person.

You need to contact the law firm or title company that closed the sale. You should be able to find that information by checking public records. If the company is no longer around and the client doesn't have the policy I would call an attorney or title company that I've worked with to see if they can track it down. Good Luck!

There are many websites that may offer this data. My first thought is to seach the County site- there is a plethora of information to be found- if you look thoroughly. Another option may be - I find this site very helpful as well. If these tips don't meet your desires- contact a MAI- or Senior Appraiser- They will have the scoop, for sure!
